Nice old Queenslander

This is a great old house that has been done up beautifully and feels like you are stepping back in time. There is a lovely view out to south bank and the city from the verandahs and even though it's near the road, it is so peaceful. You can hear frogs chirping in the early evening. The white room has a detached bathroom with a lovely bath. The bed was comfy and the room spacy. There are quite a few stairs, so bear this in mind if you have heavy bags or problems walking up or down stairs. Parking is on the road or there are a few spots within the property. Breakfast each morning was self service and you could come as you please during breakfast hours. We had 2 kids under 7 with us, and were still made to feel welcome. All in all this is a lovely place to stay, only minutes away from South bank, West End and a short drive to the City. Everything is close by.

Beautiful small hotel in a fantastic location

Beautiful property in a great location, but I'm not sure if it will continue to be a hotel for long as it is currently for sale. I stayed in the Loft room, which has a couple of comfortable couches for relaxing and enjoying the view of the city. The 2 biggest drawbacks to that particular room was all the stairs and the bathroom. Due to the roof there isn't a proper shower in the en-suite, which some people might find difficult, however there is a comfortable looking bath. The house is stunning, the managers friendly, and there is a nice atmosphere. The continental breakfast is fine, but has limited hours, so may not be available if you are planning an early checkout. It is an short walk to the West End shops and restaurants and an easy walk to Southbank.

Fantastic place!

We stayed a family of 4 in the garden house and it was perfect. A charming little house, very clean and with a pool and fully equipped out door kitchen literally just outside the door. The owners were very helpful and willingly shared stories about the old villa that's been restored to its original shape - all in mint condition and very nice. The view of Brissy from "the Loft" is amazing. We will for sure return!

Fantastic Place To Stay

Something very different from what is usually on offer for accomodation in Central Brisbane. At lot work had gone into making this a unquie and relaxing place. Friendly staff and great pool

Unique and wonderful

Bernadette was a wonderful host. After 28 hours of traveling from the States, I was overjoyed when she had my room cleaned so I could check in early. She went above and beyond to make my stay comfortable. The house is wonderful and unique, full of character with very comfortable rooms. Easy walking to a variety of local ethnic restaurants.

Disappointed

Loved the building...comfy bed ,great views and loved that was close to Southbank,Westend.. certainly bathroom needs a clean ..grout black ,and could not stand in shower ,one small soap,no tissues.. spa didn't work, no coffee machine in room and nothing in bar fridge( except 2 waters a a few tiny milks)as advertised, had to ring management for room to be serviced ..and if there was change room ,shower downstairs where pool located...response was' thats the beauty of staying in the loft!!' ( we didn't suggest the loft , when we booked was only room available) No toilet near pool , refrigerator, near pool was not turned on (30 degree Day)....management said when we checked in toilet on floor below loft was available to use..as my husband had had a knee replacement he found the loft bathroom impossible to use...the next day all other toilets in building were key locked and couldn't be used....except to go up several flights of stairs...in particular we were at pool area both days and this was extremely in convenient ..just felt management had no idea of 'hospitality'! Only 5 rooms they lease and only 1 other guest was there the weekend.....Management certainly were not connected to guests....shame as Franklin Villa has a lot going for it ..

Like stepping back in time

Was like steeping back in time, but with all the modern luxuries. The place from the gardens to the rooms are all so well kept & clean. These huge high comfortable beds, gardens with special little discoveries. What a view you get. Perfect fresh breakfast to get you ready for the day.

A place of classic environment and interesting story. Overall a pleasant stay. The city view of the attic room is wonderful, but it is bit narrow in space especially in bathroom.

Superbe maison, très bien située

Maison absolument magnifique, très bien située, très bien décorée, très bien entretenue. Très belle piscine, cuisine immense. Service "guest house", donc ne vous attendez pas à voir tt le temps qq'un. Le petit déjeuner est "de dépannage", très basique, mais suffisant pour certains. A moins de 2 minutes à pied, vous êtes dans la rue principale du West End, avec tous ses cafés, bars, restos et concerts sympas. Pour le petit déjeuner, vous pouvez donc facilement aller le prendre ailleurs s'il le faut ! Et pour le déjeuner ou le diner, vous avez bcp de choix.

Great quirkily place, awesome pool. We stayed in the loft and couldn't get the wifi to work up there, otherwise an awesome time. Close walk to great restaurants.

Close to the West End and Southbank.

Wow! Franklin Villa is amazing, what a history of early Brisbane. We can't speak highly enough of it. Bernadette and Nick are lovely, breakfast was delicious, it was quiet and felt safe and so homely and comfy. If you don't do steep driveways and lots of stairs-please consider this. It didn't bother us or our kiddies-they loved it too.

Fantastic Experience Step Back In Time

What an amazing place with so much history, it was an experience to even just walk through the house and take in the decor, old photographs and other treasures. Sipping tea on the verandas after a swim was just delightful. If you are after more modern place to stay, this isn't for you, it's multi story and no lift, the stairs cases add the authentic experience.

Perfect location, unique experience

As an introductory trip to Brisbane to attend a number of activities the choice of Franklin Villa was terrific. The location enabled easy walking to the West End for dining and markets. The use of a GO card allowed us to use bus and ferry transport very easily. Room / bathroom / facilities were all perfect. Numerous verandah nooks to take in the views and city lights in privacy. Such a quiet B&B we'd have thought we were the only guests but in fact they were fully booked. Breakfast was fresh, inviting and generous. Billiard table / outdoor pool / lounge room were all features we took advantage of. Thank You Franklin Villa, our stay was relaxed and casual but the history of this beautiful home was a bonus we very much appreciated. On site parking was convenient and easily accessible. Ron & Maureen from the Coffs Coast N.S.W. - Blue Room, 2 night stay.

If you want something - Franklin Villa

Our stay was very relaxing and the atmosphere peaceful. It was hard to believe how close we were to the city. Our hosts were delightful. The room very comfortable.

A little oasis in the middle of West End.

I loved staying at the property and will use it as my base when I'm in Brisbane for business in the future. The lovely verandah was beautiful for breakfast (light breakfast was provided). There's also a fully set up kitchen where you could make your own meals, an added bonus for longer term visits.

Great place to stay out of the city!

I was in Brisbane for work, but the atmosphere at Villa Franklin allowed me to relax while working. It was out of the bustle of the city and provided a serene place to relax when not working. The owners were very helpful.

History and a stroll to West End

If you are after just another hotel room, don't come here. This is an experience from the garden villa to the 5 storey guest house. Sweeping views of the city skyline and a garden oasis with lap pool. Minutes walk to eclectic Weat End and 20min walk to Sothbank Friendly managers, beautiful
