This was a great stay! Dome great amenities as well as location, not too busy of an area which was nice, however mere walking distance from Teramachi shops and Nishiki, right near the river with plenty izakaya options. Highly recommend, staff were lovely and helpful!

We did not enjoy this hotel. We had a three night reservation and we were so uncomfortable that we left after one night. The room was tiny and depressing and felt dirty. The beds made so much noise with every movement that no one could sleep. The mattress was uncomfortable and the pillows were awful.
It was nice that they had coffee and water and a lounge area in the lobby but honestly you really need that with rooms that have no space. It was not our style but it was the complete unsleepableness and feeling that things were not clean that made us leave.
Everything was amazing. check in was amazing, booking was easy and was a pretty spacious room.
Only points of 'issues' (very loose term here as i was really happy) were:
1. The jets in the bathtub did not work no matter what I tried to do.
2. The TV does not allow casting or anything for logins (very minimal issue to say the least)
These are really nit picky things, so I would suggest ignoring them.
Loved the hotel, very cool building. Staff were very helpful and were very easy to help. I had a bit of an issue with my cleaning schedule, I think I accidentally left my “do not disturb” sign on the door one day, so make sure you take that off if you want cleaning haha. Loved the place! Thanks for a great stay!

I have likes and some dislikes. I’ll say what I liked first. The room was very spacious compared to our other hotel in Tokyo. And also the shower was very nice there is also on site laundry and a 7/11 downstairs. The lobby area was decent as well. I did not like that it advertised it was 10 minutes from Pontocho alley but it was a solid almost 20 minutes walk. It’s about a 15 minute walk from most of the popular areas in Kyoto. The hotel also advertised breakfast- it was just tiny croissants and self serve coffee. There was a 4000 yen accommodation fee upon arrival which was not added at our other hotels. Out of the four nights we stayed our bed was only made once from house keeping even though they replaced our towels daily. The blankets were stained and cheap. When I asked front desk for a extra pillow because we only got a pillow for each of us they would only give us one extra - the pillows are hard as a rock and have plastic in them so bring your own pillow if you can. Me and my partner got a double size bed room and it was two twin bed mats pushed together that kept separating…I will say this hotel was a more budget friendly option and in my opinion still decent but there are definitely down sides that we experienced.

Good location, good price and room had enough space. The real problem was that the room was extremely dusty. Like really really bad. A layer of dust would form on all surfaces within 12 hours, and you could see it floating all around. Not okay.
Super small only you bed and shower. The was a sick from the last guest under our bed. Lobby chairs not comfortable at all specially that the room is so small I would expect a more comfortable lounge chairs in the lobby area.
Loved that it was a lot larger than the Tokyo one! And the location was awesome. My only complaint really is that some of the staff is helpful but also look irritated while helping
The hotel was fine. Well decorated with good amenities. Our room didn’t have a window you could see out of. The bedding wasn’t great. The pillows were hard and the duvet cover was not attached and came off easily. Some of the bed covers looked dirty. Breakfast was croissants. Coffee, water, tea, and miso available in lobby. Laundry facilities were good but busy in the evenings. Nice lounge.
Room is very clean. Staffs are friendly and welcoming during check in time. There are 2 sets of laundry machines on the 3rd floor very easy to use. Overall great hotel to stay and easy assess to Kyoto Station through city bus across the street.
Great location. Love that they had an ice machine and was attached to a 7-11. Room was spacious and bed was comfortable. Shower was great, excellent water pressure
The hotel is in a great location to the many sites of the area and very close to the subway. The hotel is modern, but the bed was very uncomfortable and the pillow was almost useless.
Nice hotel in a good area. You can tell the staff are over run with careless tourists. They do a great job with what they’re dealt.

The room was ridiculously tiny, had to pay to change rooms so my husband didnt have to curl into a ball to fit on the bed. Used the laundry facilities, super tiny washer/ dryer. Clothes didn’t dry after multiple cycles, lint flew everywhere when you open the dryer door. “Breakfast” in the morning was a few tiny prewrapped breads and once what they put out was gone, you were out of luck. Staff entered our room even with the DND sign on the door.
