Overall a great stay, 10/10 in all aspects. Easy check in and good hospitality. Staff were very kind and always willing to help. They also held our luggage on multiple occasions without issue or question. Very happy with this stay. Also beautiful neighborhood and easy taxi pick up to get to Kyoto station for the classic Nara and arashiyama day trips.
They really embody the way of the ninja. The area is very quiet and beautiful to walk in at night. Very close to selective landmarks like the imperial palace. Subways are also a short distance away from the hotel.
Great staff , took the bullet train late , and wouldnt get to check in until midnight , messaged the hotel and responded quickily. Even waited for us. Now thats quality , super thankful
Great stay, super comfortable beds and quiet room! Room was also very clean and seemed to be new. Only small minus about shower water temperature, it was very cool and could not get it warmer (meaning we took cool showers during the stay), but since it was +36 degrees outside we managed.

This room was good in terms of what we paid for it but was quite small. We had three single beds in our room but were unable to open our luggage unless they were on our beds, which I know isn’t unusual for Japan. I think we were spoilt with our other apartments in other locations around Japan that were quite spacious.
I didn’t like that the toilet was in the bathroom, purely from a smells point of view. And if someone woke up early to shower, it sounded like they were showering with the door open as it was super loud. Would be great if the door was solid or had some soundproofing done. It was a bit of a hike to the nearest station but we knew this when we booked. We didn’t want to be in the heart of Kyoto as we felt it was be too noisy and busy so this location was good in terms of being a really quiet area.

The room was nice and if you like very quiet it's great. However, it does not offer breakfast which after staying at several other hotels which have amazing breakfast buffet it's a disappointment. It's also a kind of dark 10 min walk to the bus and then a 10-15 bus to the more vibrant parts of town. If you don't mind not having breakfast and like to be in a residential area (they do have restaurants in the area) at a small place without hordes of tourists this might be a good choice for you. Uber is very quik and easy in Kyoto so thats a great option if you hate to walk to the bus.
In the middle of the older part of town among traditional houses and tet easy walk to aites and restaurants. Price was great. Very nice staff. Would definitely stay again.

Room was spacious and at a great price. Negative came on our last night when we found a roach on the comforter and discovered how filthy under the bed was. Thank goodness it was the last night. Otherwise great room.
It was an amazing stay. Rooms are spacious, clean and they provide all you need. They offer bikes for rent to ride around Kyoto, staff is friendly and generous. The hotel is new and well cared. great shape. The location is great too, a few block away for the subway and the Imperial Castle which has beautiful gardens to walk around.
They don't offer breakfast but have a space in the first floor with a beautiful garden and indoor to warm up something in the microwave or order food.
We need to stay in the place nearby Imadegawa station. I could go there for 10 minutes from the hotel. The room is almost ordinary but some parts could feel traditional things.
Great hands off experience like ninjas really do run the place. Very quiet neighborhood in a residential area. Cool boutique cafes and local restaurants but options are limited. I would advise tall people to be open to the showers as the ceiling is very low. Above 6ft would require you to kneel or sit.
Overall Great Hotel. Nice receptionists! I think this is a family business. They speak English, Japanese and Chinese. The rooms are clean. But it is a bit far from the station, the closest being 9~15 minutes away depending how the speed of how you walk, so thats one down side. But everything else is perfect! Would reccomend.
I went to Kyoto for entrance exam. This hotel very good location for there. Not close to the subway station but I could rent a bicycle and scooter. And convince store is 400m from the hotel. We can use a microwave in cafeteria. The room was also clean and equipments were sufficient.
