Location was great. Compared to other properties the room was very large. Only two units and it’s inside a restaurant- sort of weird.
For a beautiful traditional tiny hotel this is it. Room blew our minds. Finest amenities and a very good but busy restaurant on the ground floor. Could not recommend this hotel higher.

It was so interestng and our room was lovely - a touch of Old Japan. They are converting the downstairs bedroom with the garden and pool into part of the restaurant. It is quirky and quaint.

Not a hotel I would book again.
I don't think it was worth the price (a ridiculously high price) paid for. Concept is good, but the execution is very flawed. My room is on the ground floor, right behind reception, and also right beside the restaurant area. Walls are thin so I could hear the kitchen being prepared + smell all the smells from the kitchen + hear guests dining and chatting away through the walls, not to mention everything that happens at reception also. I could also hear what goes on in the upstairs room. To add further to that, I heard rats/mice running around and fighting during the night. Staff are very nice, but seem a bit lost on how to properly run the place. The poor girl is both the receptionist and waitress in the restaurant.The housekeeping guy also forgot some items in the room when my husband and I checked in and then forgot to take his cleaning items out after he finished cleaning.
The only thing that is good is the location. And the hotel only has 3 rooms!
Hotel staff was very helpful and friendly. The location is perfect but as you would expect because it’s centrally located, there is a bit of street noise into the late night. Breakfast was great 👍 the room was fabulous especially the large bathtub. Very nice amenities.
I read the reviews before booking and they did not lie- this Ryokan exceeds expectations! If you are not interested in a traditional, sleep on the floor Ryokan, then this is the place for you. We felt like royalty in a suite filled with opulent fabrics and beautiful antiques. The four post canopy bed was both super comfortable and romantic! The outdoor deep soak tub in a private courtyard with a red-eyed dragon fountain enhanced the ambience even more. The Wagu steak restaurant in the front of the property offered a nice relaxing dinner upon our arrival- we were lucky because the next day there was a line out the door! There is much to see within walking distance and short cab rides away. Reserve the Ryu room and enjoy this very special place!
This is a lovely ryokan in a great location. Ran room is stunning, traditional yet comfortable & well appointed. The restaurant is very good& the staff, especially the two girls, are wonderfully friendly & helpful
This was a very cute, wonderfully decorated place to stay. The staff was super friendly and helpful, especially when our outdoor bathroom didn't fill up properly. Speaking of which, the outdoor bathroom in the private little back patio was so great! We really loved the decor, the lighting, and the location of our room. It was great talking to the girl who works there--she's super sweet, friendly, and helpful. The little restaurant at the front of the ryokan is really, really good. They provide Western or Japanese style breakfasts in the morning, but I recommend also trying lunch or dinner there for the Kobe beef. It is SO good. Overall a great stay, and great value. I definitely recommend this little hotel!

We were greeted by a lovely female staff member who went far out of her way to make sure we were always comfortable. Our room was huge, luxurious and clean. Close to the main shopping area of Kyoto and walking distance from Gion. We had a really lovely time!
We had a lovely stay at the hotel. Unfortunately the outside bath didn’t work but instead of that being an issue they quickly moved us to another room which had a jacuzzi bath and were extremely apologetic - it was totally not their fault! Thanks for the stay!
What a hidden treasure. And possibly the cutest room I’ve ever stayed in. Loved the tub outside and the area was super convenient. I can only recommend it.

Drei Zimmer über Steakhaus
Drei Zimmer über einem japanischen Steakhaus als Ryokan zu bezeichnen ist schon sehr gewagt. Das Ganze dann noch zu diesem Preis zu verkaufen ist dreist. Unser Wester-Style-Zimmer ging zur lärmenden Strasse, die Ausdünstungen der darunter liegenden Küche drangen durch jeder Ritze und Tageslicht fällt so gut wie nicht durch die Fenster aus blickdichtem Glas. Die Ausstattung des Zimmers durchaus modern und gelungen. Üblicherweise hat Gastfreundschaft in Ryokans große Bedeutung, wir haben das immer wieder erleben dürfen. In dieser Unterkunft wurde wir vom Betreiber zwar beim Einchecken erwartet, danach haben wir ihn während unserer drei Nächte nie wieder zu Gesicht bekommen und selbst beim Auschecken blieb uns nichts anderes übrig, als den Zimmerschlüssel auf dem Tisch liegen zu lassen. Hier geht es nicht um das Wohl des Gastes, sondern um den Geldbeutel des Betreibers, der sich blendend darauf versteht seine Unterkunft zu vermarkten. Allerdings erzeugen die wunderbaren Fotos des "Ryokans" eine Erwartung, die der Realität in keiner Weise standhalten. Auch ist mir völlig unverständlich, wie die Unterkunft zu ihrer guten Einstufung kommt.
This small hotel is hands down one of the best rooms we have ever stayed in. From its design, to the attentive staff, every detail was thoughtful and luxurious. We especially loved the lighting options, the huge tub, and the amazing massage shower. If anyone is looking for the best place to stay in Kyoto, book this before it fills up. We absolutely loved it!
Amazing staff (very friendly and super helpful in all aspects). Wonderful accommodations (such a comfortable room, packed with all the essentials for foreign travelers). Great location (close to many restaurants and shops). Highly recommend staying here when in the Kyoto area. I look forward to booking here again in the near future.

The main thing about this Ryokan is its location, its right in the middle of things. That is a double edged sword, it means it can be a bit noisier as the rooms are part of the place and next to the restaurant etc. On the other hand its really helpful to be able to easily walk many places. The manager speaks English and is very helpful (if you can get him) but the rest of the staff dont really speak English so you are mostly on your own vs a regular hotel - again if you are in a small place like this thats expected etc. Our room was nicely decorated and modern, if a bit unusual in layout, we found it be comfortable but unusual vs all the hotels we stayed in - again not a hotel experience. All in all it was great with the caveats mentioned.
This hotel is small and friendly. It is downtown Kyoto within walking distance of a galaxy of restaurants, shops, food markets, and clubs. Within 10 minutes cab ride is Higashiyama-ku, rife with temples, shrines, and authentic traditional Japanese neighborhoods. Very nice. There are three rooms in the hotel, ours was well appointed with a large comfortable bed. We had a great time and the staff made our stay memorable.

The most terrible comminication, the receptionist who spoke very little english was the waiter of the restaurat and was unprofessional. I had stayed in many many hotels around the world and never had this terrible experience of wanting to leave the soonest I could.

READ THE SMALL PRINT
The person who checked us in was very pleasant and gave us a quick overview of the room features. It was fun to stay in a traditional Japanese guest house. BUT...it is located in a very busy area and was so noisy throughout the night. Drunk people leaving bars, sirens, and when the noise finally quieted down, construction started across the street. We stayed for three nights (having paid a lot of money in advance) and all three nights I was woken up continuously by noise on the street right outside. The hotel left ear plugs on the pillows - not a good sign, and when I checked my itinerary after the first miserable night I saw the small print. Something about the hotel doesn't guarantee noise-free rooms. The ear plugs didn't help much. Also, just a heads up that there are only three rooms in this inn, and there isn't a front desk or someone on duty to help you (we didn't mind, however). The room was clean and the beds comfortable. When we decided to stay in Kyoto a fourth night, we moved to a quieter hotel.
Loved it and didn't want to leave. Great location. Super clean. Beds like clouds. We felt very spoilt whilst staying. The perfect treat for our stay over Christmas.
