"Tim at the front desk was so sweet and extremely helpful. Tim has some of the best guest service I've come across in a long time. Heads up - parking is $40/per night. We stayed in the nicer 1 bedroom loft rooms, they were very muggy and uncomfortable, as far as air qaulity. It was hard to sleep at night being so hot. They need central air in those rooms, or at least fans. If you opened a window or balcony door, it helped, but then you also have to worry about the bugs & seagulls coming in...

"I’ve been to many BnB type places. The Beech Tree Inn and Cottage was on point in every way. The self check in, the breakfast, the room and basically everything else were superb. If going to Newport, this is a place to stay. "
