Good location, close to restaurants and within short drive to downtown Newport. Wish the hotel had a formal restaurant or a bar on the premises. There was an area to grab quick breakfast, but it was minimally stocked. Overall we enjoyed our stay. The pool and hot tub provided enough entertainment after a day of sightseeing.

The rooms are old and beat up. The mattress and bedding were aged. The furniture in the room was worn and dirty. Lamps in between the beds were dusty. Molding was coming off the walls. The hallways were also dirty and hot. The pool area was nice. The check in and check out was nice and easy. I asked for help switching rooms but they stated they were fully booked. The area of the hotel was also not the best but a short 10 minute drive to the water.

Just wow. Room size: amazing. Cleanliness: excellent. Mattress comfort: A+. Hot tub with heated indoor/outdoor pool - outstanding. Do not miss this incredible property when staying in Newport. It sits right outside downtown down the street off the main road. We were blown away. Would have stayed longer if had time. A real treat! We will return next time we are in town. Great staff too!

The staff was friendly enough and the lobby looked and smelled clean. The room, however, wasn't up to the same standard. There was chipped and falling paint paint from the ceiling in the corner by the AC. The shower had rust stains on the floor and walls. The toilet seat was loose too. We didn't bother changing rooms because it was late, and we stayed over for only one night. The pool was great, and the proximity to stores and food are a plus. I rate the stay a 3/5. A better room would have made the stay 4/5.
