Met all the clean and comfortable criteria but really excelled on the friendliness and helpfulness of the staff. The owners run a small restaurant / bar downstairs and went out of their way to make the stay warm, comfortable and easy. A great slice of Italian life.

Room was Very Clean and Comfortable. The Cafe/Bar closes at 10pm so the sounds quiet down after that. Cafe open at 6:30am for coffee!!! Otherwise you can hear people in the hallways and the doors opening and closing. We were there in the off-season (Nov.) so not much foot traffic or late night noise. Staff were very helpful, kind and spoke English. Thank you!

This was a good place to stay for a night after a long flight from Australia. The only downside as that the water was not hot for showers at night nor in the morning The café/bar adjoining the property was very good and open early for breakfast

The bathroom was too small. The bidet was in front of the toilet and both in front of the shower. There is a little space to pass to the shower. The shower did not work properly. It says " free parking" in Expedia but you have to park on the street. There is not a parking lot. I do not recommend this place.

Perfect last night stay on an ambitious trip.

A cozy and convenient place to stay for the night before a flight back to the USA the following day. It’s very close to Ostia antica. So you can spend the last day of a trip to Italy on a relaxing excursion to Ostia archeological park. The host is very friendly, helpful and speaks good English. There’s a convenient bar style restaurant on site. The owner provides a shuttle to the airport. He also welcomes you with a drink of your choice ie. Prosecco, coke.

Issue with airport transfer service.

They claim to have airport transfer service and I agreed to be picked-up at my arrival. When I called them from Fiumicino airport they told me they had no drivers available for me. I had to take an expansive taxi because there is no public transport from the airport. For the way back the gave me the transfer at a cost of 25,00 Eur

Room is nice, management poor

The website advertised a shuttle from the airport but no information on how to book it. The shuttle also is not included, it costs €25. I emailed the hotel with questions and never received a reply. The website states that you can check in as late as midnight but I was dropped off at 11:30 and ended up stranded ina dark neighborhood unable to get in. WiFi is included but the password provided didn’t work. The courtyard locks from the outside so I ended up trapped inside twice and also had to rescue another guest. Overall a very disorganized place with no communication.

Purtroppo l'esperienza è stata un pò deludente. L'hotel si trova in una zona dove non cè nulla intorno..la camera era piccola. Buona invece la pizza del ristorante annesso al bar. Purtroppo il titolare del B&B non era presente.

The baking lodge

A little off the grid but overall a great experience. The family owned business even have a bakery on the fist floor, what makes breakfast very good. The owners are very nice and the rooms are modern and comfortable.
