Anyone booking this hotel should be told that if they arrive after 3:00pm they will need to carry their luggage up fine flights of stairs. There is no lift or reception staff (after 3:00pm). They should also be told that if they book breakfast, they will need to pay extra for fruit juice and a yogurt fruit bowl. The location is fine and the staff try to be helpful but don't appear to have been well trained.

The staff, and location were great. There were enough beds for 5 people. The disappointments were mold in the shower, had to ask for enough towels, lack of toilet paper, water did not drain well in the shower and it took 4-5 flushes to get any business down the toilet. No elevators (common in Rome) but definitely not for anyone with mobility issues. Ok if you aren’t expecting anything the least bit fancy.

Place was beautiful, bright and spacious. The entrance is a tad on the rough side but that is only bc of the ma y pedestrians and caes that use the entrance road everyday but once you get inside it’s a different story. The staff (Daniela) was super helpful and welcoming and responded to my inquiries within the hour. I would stay here again no doubt!

We stayed in the Annex building. Excellent Location. Lots of stairs, so not for someone with mobility issues. Also in a pedestrian only area, so the taxi cannot stop in front of the building. Very attentive staff and clean and comfortable room.

Mærkeligt, men OK værelse. Ingen elevator. Meget beskeden morgenmad. Vil aldrig bruge hotellet igen.

I’m posting this review so future guests, particularly families traveling during warm weather, can make an informed decision. If reliable air conditioning and accurate listing information are important to you, this was not our experience. I booked this property because the Hotels.com listing stated that the bedrooms (including the 2 bedroom apt we booked located in the annex building), had air conditioning. When we arrived, neither bedroom had air conditioning. There was one air-conditioning unit in the common area, but it did not function consistently, leaving us without any working air conditioning in the property. This was especially problematic during Europe’s extreme heat wave with temperatures in the high 90s and the sun not setting until after 9pm each night, with 4 children. We were charged a tourist tax of €7 per person rather than the €6 per person listed on Hotels.com. While the difference was small, it was another inaccuracy in the listing. When I raised these concerns, the property acknowledged the listing incorrectly represented the air conditioning. They also said someone would inspect the non-functioning unit, but was later informed that no one would be coming. I requested a 50% refund due to the inaccurate listing and lack of the advertised amenity, but that request was declined. I then took the issue up with hotels.com, who attempted to reach the property without success. The apt is in a great area and has much potential if they had ac as described.

Location is great but building and rooms need work and are overpriced for what you get. Staff were helpful but issues with noise from above tenants on the old timber floors was unbearable. Water pipe noise also and in need of upgraded smart tv and better wifi for the $. 2 flights of stairs to access and also which is difficult for lots of luggage.
