Modern and clean, the rooms are nicely laid out and come with easy to read instructions. Although a little on the smaller size, the rooms are cozy. While there were no laundry facilities available in our room, a laundromat was nearby.
A sign told us to wash our own cups, but we didn’t have a kitchen or dish soap.

There was misinformation about the check in on the rules of itenerarary and outside the hotel. We did not check in because information outside hotel informed that late check in was not allowed. We had to rent a more expensive room. We later found out that there was late check in. I had never had problems with late check in.
The check-in process was by Kyoto Station where they speak very little English. I requested an iron ans was passed the phone to the owner who said they were unable to provide this which was pretty disappointing. The hotel is 20 mins away from Kyoto station. The twin room was clean and in a quiet location.
Pro: the property is clean.
However, guests got no respect from property owner. You can see a lot of BIG signs indicating that you are prohibited to do this or that, e.g. use or look of/through balcony, use of lights after 12, etc. Can the language be a bit more polite? This is totally anti-Japanese. In addition, you have to pick up and drop off the room key from/to a place 4-5km away. I arrived at Kyoto station around 10. As suggested by the staff, I put luggages into locker and came back around 4. I spent nearly two hours picking up key, luggages, and find route 9 bus stop. The drug store is on south side of the station and bus is on north side. Finding the locker was a big challenge. There are many locker places, and at multilevel. Luckily I took a picture of the place, asked station employees and had to go back into JR station to replay the morning trip to find luggages.
I found my check-in take up too much time and energy after a day of tiring site seeing. This property is not a hotel. This is a bnb operated under owner's own set of rules which put owner's convenience ahead of guests.
I absolutely DO NOT recommend this property.
This was a strange place. The biggest thing to know ahead of time is that the location for check-in is a 20-min bus ride away from the actual property. Check-in is in a little drug store which is difficult to maneuver around with luggage. The actual room was a very good sized room for a very good price though.
Pros:
-New facility
-Spacious
-Clean
-Two large queen beds
-Easy bus access
-Western hotel style layout
-two convenience stores nearby
-inexpensive so overall good value
This could be a pro or a con depending on the person, but these are hotel rooms being rented out Airbnb-style, so there is no daily maid service and no on-site staff.
Cons:
-inconvenient, off-site check-in and check-out. We were told 10-12:00 checkout, and someone was banging on the door at 10:00 sharp to make sure we were out.
-residential area, must board a bus to go anywhere, including to find restaurants
- bad use of space, no drawers, shelves, or counter space to set anything, or hooks to hang towels. Beware the one towel rack in the bathroom is on the inside of the shower. Not immediately obvious when the door is folded open.
- no laundry facilities in the 4-person room, only in the 5-person rooms
- most uncomfortable pillows out of 10 places we stayed in Japan. Felt like a stack of newspapers.
This place could be very nice if the owners spent a night there to see what conveniences (like a practical place to hang a towel) were missing.
While the check in process was a bit awkward, because the key pick up location is 5.5km from the actual hotel, the overall stay was pretty great. I especially want to compliment Mariko who answered any and all of my questions about Kyoto quickly and clearly through her emails. Her English is very good, and she provided useful links to answer my questions. Thanks Mariko!
