This is an interesting place to read. Overall, we liked it and the frescoed ceilings were impressive. The rooms are large. The beds excellent and the pillows comfortable. The location is secure and safe and not bad unless you demand to be in St., Mark’s Square, which is 15 minutes away. However, they certainly could be more user-friendly. Lacking and desirable would be toilet paper holders, paper towels,dish soap, a coffee maker, a larger TV than the 20 inch TV up there, sharp, sharp, knives, and simple utensils like a spatula to make eggs. My brother-in-law used a credit card on a fork to make the omelettes. I can upload the video if you would like.

Stole my Airpods
We stayed here in August and had the HARDEST time finding the location. Google maps didn't connect us, I couldn't get ahold of anyone to help us find it. We wandered around with heavy luggage for over an hour asking anyone we could find. We finally found it. The apartment was fine. But when we left, we had to catch an early train and unfortunately I forgot my purse in the closet. Once I realized my mistake, I contacted them. They confirmed they did find my purse but it took 6 weeks and was a huge headache to get my purse returned to me. Initially they said it wasn't their responsibility to work with DHL on the delivery. (All they had to do was make a call with their location and put my purse in a box). After much begging a pleading and phone calls and messaging from myself and DHL, I finally got my purse back. Missing from my purse was my AirPod pros. They were stolen from my purse. I'm super disappointed and would caution anyone from staying here.

Dear guest, we are really sorry for this review. 1. We have sent you the map to follow as in Venice google maps do not work propely and we have said that to you. 2. WE NEVER HAD PROBLEMS WITH THE RETURNInG OF FORGOTTEN OBJECTS BY OUR GUESTS and let me say that sometimes happens that they forgot money and/or objects that are more valued than your airpods and they have been returned to their owner properly. The shipment service is not mentioned in ours, in fact the guests are responsible for the things they leave in the accommodation. We have returned your purse as we had found it. We are not thieves, we professionally do our work. Ps: there is an application that can tell you where you left your airpods. Thank you

The apartment was great! Nice amenities and super close to Rialto bridge! The only complaint is that the ac kept temps manageable but didnt really get cold when it was really warm out. It was nice enough to leave the windows open to cool stuff off instead of using the ac but there were so many mosquitoes that we couldnt keep windows open because there werent any screens. Other than that, the apartment was great! Very spacious, nice finishes, stocked with all the dishware we needed. We lovevthe location! Very close to a waterbus stop. Lots of nice eateries!

The apartment was perfectly located; close to everything. Great size for our group, quite spacious. The only downside was no coffee machine was provided in kitchen. Would have appreciated a coffee machine, even a Bialetti for stove top would have been great. Otherwise a great place to stay! would recommend

They did a wonderful job with the pictures when advertising. The Appartment was not as bright and updated as it showed in pictures and the window view was roof tops. Lack of mirrors which became a problem since we were a group of five and one bathroom mirror and a second one was in the closet that we found the second day on our own. Contacted the Appartment manager but they never responded to any of our inquiries, neither did they ever check to make sure our arrival was ok. Luckily the codes to enter the building all worked. AC did not work but we had to deal with it on our own. Square footage was good especially for Venice and location was perfect.

The property manager/owner was extremely unhelpful. We had to swap rooms in the middle of our stay because we had to add a few days and they didn’t have the same room available and when we asked if we could just put our luggage in the new room while they cleaned so that we wouldn’t have to Pack our stuff and put it in her unsecured location for five hours her response was “ no, this is not a hotel”. When I asked if there are porters we can use, her response was “ No, this is not a hotel” The Wi-Fi never worked in the 4 days we were staying there. When I told her about it, her response was “ it should be fine”. When I showed her that my check out confirmation stated 11 AM, she said no that’s wrong it’s 10 am, even though I had it in writing in an email. I would not recommend this place.

The property was not a problem, the property manager/owner was the problem. She refused to give me an exact address, after an hour of me walking when I called, she said Google maps does not work in Venice, and asked me for my exact location. When I sent her the location and asked her for her exact location her response was you need to walk to a certain plaza and then from there I can give you directions. we had 4 large luggages since we had been traveling for 5 weeks with two little children, and instead of her giving me the exact pinpoint of where the address is, she kept telling me that now I need to walk to another location from where she will then direct me. When I asked her if they were porters we could’ve used her response was “ This is not a hotel” when in fact, there are porters running around all over Venice, carrying peoples suitcases, and all I was asking is if she knew of one we could use. Overall, her responses were so rude and upsetting. I would not recommend this location for the mere fact that if you need anything, you’re not going to get it from her.

We thought we had booked a hotel through Expedia, but the room itself was an apartment being rented out. No reception. All communication was conducted through messaging over our phone. Place was old, and showed significant signs of wear, with mould all over the washroom. We were even told we had to throw out our own garbage. This type of accommodation should never have been offered through Expedia as this was not as advertised. We would not recommend this place to others.

The apartment was amazing and in a cute residential area. It was a 2 bedroom 2 bath renovated apartment that super clean and they even had laundry facilities. Francesca was super helpful with getting us there from the water taxi with perfect directions. Would definitely stay there again.

This property is not good at all the equipments aren’t working. The company in charge apparently sent their technician the fix for a non working HVAC was a towel on the ground to capture the water… the HVAC didn’t work for the entire stay

My family absolutely loved this property. The owners make it very easy to find and they were in constant communication with me before my trip. It is very close to the water taxi stop and only an 8 minute walk to the Grand Canal. The location was perfect. We were very please with our stay and highly recommend this property.

Sufficient but not great.
Great location and basic needs were met. However, my experience with the management was not good. I booked a refundable rate and even before that date of being able to cancel I was contacted and told that since I had not “checked in” and paid the city tax they were going to block my booking. This put an extra stress on the planning of this trip and honestly seemed absurd since it was more than two weeks from my arrival. Also… my request for an early check in was never answered. I would not stay there again.

Excellent little apartment in a great central location, comfortable, clean and roomy. I would happily rent it again and recommend it. The one very small thing that made life a little stressful was being given codes to the flat at 3 on the day, it would be nice to get these earlier as turning up in a foreign country entirely relying on a mobile phone signal to gave a roof over your head feels nerve-wracking to me - everyone has experiences where phones have let them down.

1st world problem!? Issues wuth connecting tv with wifi, once connected poor wifi connection to tv so unable to watch or stream. Apart from this, no kettle. The good points, great property, location and attention from the management. Very clean , comfortable beds and woukd definitely stay again.

Excellent location.
Amazing apartment, very easy to find if using the apartment’s direction. Sofa bed not so comfy, large king bed in the main bedroom. The only downside I would say and it’s a small one! There was no washing up liquid or sponge provided - we liked to clean up as we went rather than use a full dishwasher cycle for just a few cups! Otherwise, absolutely fantastic location, decor, cleanliness and brilliant kitchen amenities

Great location
Very good location. Coop just a few steps away. 5 mins to Rialto bridge. Expect a lot of noise from the other people staying at the same place. We didn’t sleep well due to this. When people came home in the middle of the night it sounded like they were standing next to your bed. Also we found the apartment very cold but we couldn’t turn up the heat. For sure the location is the best to say about it.

Great apartment in the heart of Venice. Easy to find, comfortable, and convenient to so much. We had a lot of luggage, since Venice was our last stop on a two week trip, but getting there vaporetto and a short walk was easy. Elevator was a definite plus. Be aware during cool season that Italian law does not allow heat above 66f, so we dressed accordingly inside. It was a little cooler than we were used to but great for sleeping. We were disappointed that there was no coffee maker, nor paper towels in the suite. There is a Co-op grocery steps away so we made due with instant coffee :( before we headed out each day. And there is a sewer smell in the bathroom (apt 8) which I chalk up to old plumbing as the bathroom and kitchen are modern. Good shower and plenty of hot water. But spacious, comfortable and had everything else we needed. I was a little nervous about navigating to the airport on public transport with all of our bags, but purchased passes online for water taxis and bus to airport. La struttura è carente di ogni minimo confort Manca possibilità di poggiare qualsiasi asciugamano in bagno. Non c'è possibilità di posare sapone in doccia. Le asciugamani mancavano delle piccole. E altro ancora

Great location, near the Rialto bridge and San Marco. Also near the Coop location for affordable groceries and water. Place had a kitchen and Living room which made it so comfortable for a family of 5.

This is a good place to stay as you are very close to the Rialto bridge (3-4 minutes walk) and can reach San Marco in 10-12 minutes. Like most of the places in Venice, the property doesn't look great from the outside but once you are inside the apartment, it's really very impressive. The management has kept the property in best shape and has everything what you will look for a comfortable stay. It comes with a common area washing machine and dryer which is really useful if you need to wash. Apart from that, this is close to many restaurants and Coop supermarket is just 30 meters away. Overall, good place for a comfortable stay. PS: They have notes across the property on various fines which can be levied if the guests break any rules. Sort of irritating and intrusive to us but I guess there must have been some bad experiences to put them so prominiently ;)

A very spacious apartment in an excellent location. We enjoyed the comfortable beds and the roof terrace. Our only suggestion for improvement is that the kitchen could be better equipped, there was no kettle, not enough pans, no sharp knives or serving dishes etc. so it would not have been easy to cater for a group - this wasn’t a big issue for us as we were only staying two nights but we’re we staying any longer it would have been frustrating.

My wife, myself and our five children enjoyed the few nights we stayed here very much. The Rialto is very close. Food, shops and vendors are pretty much right outside your door. The beds were very comfortable and we had everything we needed. We will book again in the future.

Die Zimmer sind sehr großzügig geschnitten: es ist genug Platz für 5 Erwachsene inkl. Reisegepäck, das sich gut in den vorhandenen Schränken unterbringen lässt. Das Apartment ist mit 2 Bädern und einer großen Essküche ausgestattet, zentral gelegen mit Blick auf den Kanal und sehr sauber. Man erhält eine sehr gute Wegbeschreibung und trotz fehlender Rezeption war der Kontakt jederzeit vorhanden. Diese Unterkunft ist auf jeden Fall weiterzuempfehlen.

Beautiful property but found it difficult to find. After travelling and an early morning start we found that we couldn’t get into the property until 3pm as this is when they release the codes to get into the building, luckily a housekeeper showed where we could leave our luggage and go for a bite to eat until we received the codes.

Home from home
Wir waren sehr zufrieden mit der Unterkunft, sie war geräumig, sauber und ordentlich. Es ist alles da, was man braucht. Sie liegt in einem ruhigen Hinterhof, unweit der Vaporetto-Haltestelle. Die mitgelieferte Routenbeschreibung machte alles sehr einfach. Das Badezimmer braucht noch ein paar Handgriffe - der Deckel vom Toilettensitz löst sich dauernd aus der Halterung, das Wasser in der Dusche läuft nicht gut ab, manchmal kroch Wasser unter dem Waschbecken hervor. Alles nicht so schlimm, aber manchmal nervig.

Bien situé, l’appartement était très grand mais mal agencé. Manque de tout dans la cuisine, pas de machine à café ou de bouilloire. Appartement très froid, pas de décoration mais une magnifique terrasse.
