Very clean, beautifull, FORTUNY room is as it seems in the photos, had good heating, the canal view is not that great but decent for the price, the host let us leave our luggage after checkout, the only down sides is that the city tax must be on cash and that the windows can’t be open all the way to take good photos of the canal. Overall a very nice experience.
Room was fantastic, staff was great and very helpful. Very central to Venice and easy to get around.

Room was very nice & clean. Our room had a view of the alley. Bathroom is not attached to the room. You have to leave the room walk through the shared hallway to access the bathroom.
A wonderful apartment with separate bedrooms and a roof terrace that was ideal for my family, including my 7 and 9 year old children.
The location was perfect and the staff were super attentive and friendly.
We wouldn't hesitate to stay here again.
The hotel is located in the heart of Venice. It is decorated beautifully and the rooms are very comfortable! Spotlessly clean! Great Beds, Great Showers and Bathrooms.
We booked this hotel for two nights. Our host Marco was really nice and gave us a beautiful room with a view. He was also very attentive and offered us an afternoon ride throughout the canals.
We are so happy we booked this hotel. The bathroom was new and spotless. Overall 10 if you ask me!
An amazing stay! We were greeted with a delightful welcome treat of Prosecco, beer and local cookies. The service was fantastic. Anything we had questions about or wanted restaurant recommendations, Mark and Barnaba were immediately helpful in fulfilling. Highly recommend based on location and service.
A delightful place right in the heart of Venice just a stones throw from the Rialto Bridge. Extremely convenient for everything. Well appointed and very clean. We had the top room with the down side of having a private separate bathroom down a flight of stairs. However, the pay off was that you got a small rooftop terrace to enjoy.
Excellent stay! Place is new and spotless. Great help from the office people.It has communal kitchen and you can bring your own food and have breakfast or any other meal.

Nice clean room. Very central location. More like and air b&b with a code to enter and no reception.
We didn’t expect the bathroom to be shared between two guest rooms and across the hallway, although it seemed we were the only ones using it the days that we were there.
Nice owner / host who message and invited us on a boat trip with 8 guests today for €40 per person which was worth it.
A nice property really well people cared in central Venice…..but super hard to find. Navigation sends you round in circles & locals don’t know up from down!!! 🙃
We arrived at night. We were unable to locate the property and were hung up on several times. Once we found the place (from someone else) we had to ring the buzzer several times to get help. Good location though. Would absolutely not recommend unless you are familiar with the area.
Most sweetest housekeeper ever. Her english wasn’t the best but she was able to communicate well with us. The only thing is that I found a spider in my sheets and it bit me. The room we booked was on the highest floor, but our restroom was inconveniently on the floor underneath. We had our own living room with access to the shared outdoor terrace which was very beautiful.

The bathroom & rest room was not in my room. Honestly, I have found not comfortable. It was difficult at night.
except this issue for my room, the rest was good.
Maybe they have other rooms with bathroom and rest room in your rooms.
OK experience, changed location and lots of stairs
Overall our stay was very nice but overpriced for the property and room that we had. While our room was large (bedroom, separate living area, bathroom), there were no windows so it was very dark. The bed was comfortable and the room was clean. While we were ok, please note that the property had a lot of stairs and no elevator so it you have a hard time with stairs, this is not a good spot for you. We had a lot of stairs up to our room in the attic and no one to help you. The hotel provided two bottles of water and Prosecco, plus coffee. No breakfast was included.
I will note that the original property we were supposed to stay at got damaged by rain water leaking so our checkin took a bit longer than we would have liked…we went to the first property, couldn’t find it, had to call, then found out our room was not available, then checked in at a second property, then still had to go to a third property where our room was located. While the staff was very nice, it was a lot and took a lot of time out of our very short 2 night stay. The new location was not as convenient to our tours and reservations as our original reservation.
One thing we really liked was that the hotel will arrange a daily boat tour at 6 PM each day that goes all around the lagoon for an hour for 40 euros. It was a nice experience. I recommend the tour - you will see a lot more canals than a gondola ride.
The location was great- easy to walk to restaurants and historical attractions! We really enjoyed the ability to have a cappuccino or a glass of wine our little terrace. The room was beautiful and very clean.
Amazing stay can’t wait to go back. Room were super clean. Staff extremely friendly. Amazing location near the best gelatos and restaurants. They made our stay so placen. Plenty of beverages options included. 5 ***** Bravo!
