I spent two nights a this b&b. You get to check in early and are meet by the most lovely host. I got the top room with is lovely BUT if you mind heat this roome is not for you. Its very hot! Good breakfast, all imøn all as expected 👍🇧🇻🇮🇪
The owners were awesome, so personable and helpful. For an American, our room and bathroom in the 3rd floor was a little tight on space but manageable. Breakfast invluded homemade strawberry jam and homemade molasses-sweetened bread!
The host was quick on the messaging system to answer my questions and very kind during the stay

Jake and his family are just amazing -incredibly helpful and friendly. We were in a difficult situation when we arrived as our daughter's accomodation in a different part of the city ( for 3 months) turned out to be a nightmare. Thanks to Jack and his family's support everything is fine now and our daughter is safe and sound in a lovely flat. We can't express how thankful we are!!!! Thank you so much!! Our room in Avoca house was absolutely tidy and very cosy and quiet!!! We immediately felt at home. Apart from that, breakfast was included in the price and really good. We are looking forward to coming back soon.
Avoca House is tastefully done and well-managed. The host was extremely helpful when I arrived, giving me details about the house and the area. My room was nicely appointed, quiet and very comfortable. I highly recommend this property!
Avoca House was a great balance to the busy center of Dublin. Being near the Botanic Gardens made for a nice walk interval after arrival on the red-eye flight and nap time! The bed was wonderful. When we awoke, we were refreshed enough to get the bus (7 minute walk from Avoca) into the Temple Bar area for dinner and a stroll through the high-energy neighborhood. The taxi home was under 20 euros.
Breakfast was VERY satisfying with many coffee options.
The host, Jack Turner, was welcoming and informative.
Highly recommended. Jack and Audrey are lovely, friendly people. Bonus was their dog Chilli. The house is beautiful and well maintained.
Our only niggle was a water pump that ran quite a bit. We could hear it in our room. We stayed in room 1. It didn’t bother my heavy sleeper husband but was a challenge for me the light sleeper. We mentioned it to Jack and he was going to take care of it.
Breakfast was serve yourself which was really convenient.

The property was nicely located between Drumcondra and Glasnevin area with access to busstops at both, easy buss access to the airport, and also a Budget Avis car rental at a walking distance. Self serve breakfast with options, willingness to make accommodations for allergies and intolerances, and couple of decent pubs within walking distance for dinner options.
Although a bit cumbersome with luggage on the bus, we chose this place due to accessibility to the airport and Dublin using the bus system. Hosts were very welcoming and attentive with good suggestions (we enjoyed eating at Fagans). Location convenient to a Tesco which we needed when luggage was delayed. Host provided a filling continental breakfast along with the best gluten free bread I've ever had. Beautiful flowers in garden space.
We had a great stay, the B&B is clean and well presented, a modern room with all the necessities you need and a comfortable bed, down a quiet residential street in a nice area with some good bars and restaurants near by. Easy walk into the centre and good transportation links to airport and the city centre. We were looked after well and felt very welcome during our stay. Thank you.
