"Overall, the hotel grounds and nice and maintained. I can say the rooms were nice and spacious as well. The only problem is outside noise in the apartment. My 1 bedroom was outside of the pool with kids constantly screaming. I was able to tune it out but the bedroom located in the back faced the road and you can clearly hear every car driving by. Thankful the road is clamber at night. On my second day there was a high pitched loud buzzing sound coming from the courtyard. I couldn’t tune this sound out and it was extremely irritating. I walked around to see where it was coming from and finally asked the front desk if I could change rooms. I also noticed my balcony door didn’t close all the way. The front desk said we don’t have any other one bedrooms available and said nobody ever complained about this noise. I offered to take a downgrade or even pay for an upgrade to no avail. I convinced them to come hear the sound and they finally agreed and learned the sound was coming from a motor outside of my room. They shut off the motor and all was well and they sent someone to fix the door. The motor was back on my last day but I just dealt with it. The front desk could have handled the situation better and offered some accommodation rather than dismissing my claims. Overall it’s a nice place but not relaxing and staff could have been better. I’d think twice before booking this place or at least book a room on the higher floor to avoid the noise. "

"Hotel staff was amazing. So kind & friendly. The food in their restaurant was sooo good! We loved everything. We had the master suite facing the ocean with a huge balcony & jacuzzi & sofa set outside. . Stunning suite. Hot water in the shower , huge Bluetooth speaker , robes , beach towels. Since the suite is directly over the restaurant , we found 2 roaches in our shower area & one in the outdoor jacuzzi. On our first day , the bed sheet was stained & I found a hair so I don't think it was a clean sheet. The hotel has a taxi service that will pick you up at the airport & take you back. I recommend arranging that before you leave home. It's pricey but worth your safety. All in all , I'd definitely return but maybe stay in a different suite not so close to the restaurant. "

"This property uses a system of code bar to enter the property since there is no staff after 6pm. The code bar was sent to my phone but never worked. I had to call the security guard every night to be able to enter and jump the gate in the day time to enter. Every day in the morning the staff recheck the code bar but it never worked. The parking is located 400 meters from the property and across the street. The gate is always closed and locked down. Every time I needed to park my car, which occurred at least two times a day, I had to leave it in front the gate walk to the hotel front desk or call the security. Someone would then walk back with me and unlock the parking gate. One day a police man came to inquire why I had left my car in front of the gate! I explained him why he was not pleased! This is an embarrassing situation no one wants on a vacation. Every time I needed to go out using my car someone had to come with me to unlock the gate. This was very enoying and made my stay there unpleasant. The roof top pool and lounge which was displayed in the pictures was closed for repairs. This was a disappointment since this was one of the factors that attracted us to that hotel! I would never reserve that place again."

"Acter waiting an hour to check in, they took us to a dirty room. Then we were told it was 150 to park, then when we went to park, it changed to 175. The staff refused to help. After leaving because we had no other option with the car and our stuff, we tried to have expida contact them, the emailed and called with no response for a partial refund. Save your money and avoid. Worst experience we have ever had. "

"We loved our stay at Zamas. Our five-person family were very comfortable in a family suite and we loved that the front door opened up to sand, coconut trees and hammocks. The bar/restaurant has a beautiful view right on the water and the bartenders/waiters are very friendly. The only thing that could have been better was if the beach were swimmable. The amount of sargasso was overwhelming. There is no way hotel staff could have cleared the beach, even if they tried. I think our stay was in peak sargasso season. Despite that, we could have stayed much longer at Zamas. It’s a great place to return to while exploring the Tulum area. "
