Absolutely great location, excellent rooms, clean, very helpful staff... the only constructive feedback is that Travellers need to be aware. There is no elevator and it is four flights of stairs.
Host was excellent. Property is very spacious and in a prime location for all Florence activities.

Lovely Stay, in perfect location
Room was lovely, and apartment it was in was amazing,
Unfortunately room wasn’t ready for 2:30pm check in time, coffee machine didn’t seem to work, and the shower head holder was broke. Only stayed one night so didn’t really cause us any issue,
Great location
Overall we would stay here again tomorrow if we could get back to Florence. The only negative was dragging luggage up 5 flights of stairs & the lighting in the stair well was not great when getting back after dark.
Franco was a wonderful host, easily available & open to any questions we had while staying in Florence.
The room was beautiful & quiet with an attached bathroom, plenty of storage with a large credenza and comfy bed. Easily walking distance to everything we wanted to see, including minutes from the Ponte Vecchio, close to the train station and lots of great food options nearby.
If you want the best steak of your life, head to I'Tuscani, trust me you won't be disappointed!
I usually do not post reviews. The services provided do not justify the cost. For reference, we paid around $315 for a 1 night stay.
Arrived around 5 PM and had to do self check-in and bring our own luggage up several flights of stairs. Once we arrived to the lobby, he called us to tell us that he saw us on his security camera. After this, host was not responsive (we messaged him on WhatsApp at 8 PM about leaving our luggage in the lobby and he did not respond until 9:30 am the following day, by that time we had already paid 12€ for a luggage storage locker and were on a tour). We never saw the host during our 1 night stay.
We stayed here on a breezy and chilly night and the room was very cold with the most confusing remote control for the air I’ve ever seen in my life. No matter what settings we put it on (literally turning it completely off and setting it to heat at one point), it would continue to blow cold air directly on the bed. Room temperature was very cold and uncomfortable. I woke up the following night with a sore throat and a runny nose, and am now sick. I still have a week left in my travels.
As other reviews said, no breakfast, no elevator, and overall very uncomfortable. If you want good service and comfort pick somewhere else. I wish I stayed somewhere more comfortable because I would not be sick now and would not have wasted 12€ on locker. That’s all. <3
As long as you are aware if the multiple flights of stairs you ll have to take with your luggage, this B&B is perfectly located for a super central city break in Florence. We really enjoyed our stay, felt welcome and particular likely the homely feel of the shared living room as well as the cute balcony with morning sun. Great value find and would stay again!
Traffic noise and people talking was an issue, resolved with earplugs. Otherwise, Franco was very attentive and communicative. High marks in all aspects.

There is no front desk staff. We had to wait outside about 35 min for someone to let us in. After travelling with heavy bags, that was not ideal especially when we had agreed to a time before hand. We had to have a stranger on the street phone them. Once they arrived, check-in went smoothly. The room was spacious and had a mini fridge. It would have been nice to have a microwave at least to eat leftovers. I wasn’t a fan of the shower. The water pressure wasn’t great. Also, it would have helped to have a mirror in the common area to get ready if someone else was showering or using the bathroom. The place can get quite noisy as it is on a busy street. That didn’t bother me too much. What did bother me is that on our last night, I was woken up 3 times (1am, 5:30am and 6:30am) by the upstairs people having sex. There is no sound proofing at all. I’m not sure if they were other guests or the property owner as apparently he lives there. Definitely very unprofessional if it was him and also a very awkward situation when you’re sharing a room with your mother. Also, there are a large number of stairs to climb and no elevator. I am thankful that they offered help with my bags both on check in and check out. They also called a taxi for us which was nice. Overall though I would stay elsewhere for the price we paid.
Brilliant location, very central and 2 mins from the centre of Florence. Stylish and comfortable room with lots of space. Owner was very helpful and attentive. Was no lift but the stairs were quite manageable for us personally. Only issue is air conditioning isn't included in the price (10€ per night) and the room did get very warm. Still, we would visit again

Lots of stairs. It is not noise proof. You can hear people on the stairway. You could hear the toilet flush and othrr noises from the bathroom next to our room.
Beautiful room and very nice part of town in walking to distance to everything we wanted to do

The service was awful! We ended up staying elsewhere. We booked this accommodation then discovered that it had 4 flights of stairs so we attempted to cancel because we are seniors and carrying luggage up 4 flights of stairs would not have worked for us. When we asked Expedia to contact them to cancel they refused to refund our costs. So initially we kept the booking and attempted several times to contact the accommodation to confirm our stay. We did not hear back from them so we made other arrangements because this was to be our last day inItaly before we flew home. We phoned and left a message and emailed a couple of times but no response. We were very disappointed in their lack of response. On our way to Florence our last day we received a text message that our accommodation was ready but by this time we had made other arrangements with another who was very responsive to our inquiries. We would never recommend this property!

Our stay was nice there is no lift and it is on the top floor 4or 5 floors up theses aren’t your normal stairs.
The room was very nicely decorated with beautiful lighting. We only saw the gentleman that runs the Guest house once when we checked in we were there 4 nights. We were able to message him for anything we needed the only thing we couldn’t get was an iron. So our clothes were a bit wrinkled it’s definitely a self serve place. We enjoyed our time in Florence it’s is a beautiful place with much to see.
