"There is a very narrow staircase to second floor that was hard to take baggage up. Constant noise from within apparently and outside, every time you open Faust a loud noise appears, bed. Wry uncomfortable and not enough space on the second floor to even stand, you need to crawl to the bed extremely hot and when leave window open mosquitoes had party on my body. "Room smells so bad, like a mold (i think it was the bed). we couldn't but heater on because the smell was going stronger and we had to sleep all our clothes on. I've had a really bad allergy and headache after being in that room, so we had to leave that room after one night. we would not have stayed there, but it was new years eve and every other place was full booked. I called the lady who showed us the room and told the problem, she was nice and polite, so i really hope they will do something...

"I stayed here for 11 nights in August 2025 with my family, and the experience was far below the “premium” standard advertised. The shower button was non functional and kept falling off. Lighting was so dim that evenings were uncomfortable, yet Homing refused to fix it, saying the owner “doesn’t want to”. At check-in, we received an inadequate number of towels for three guests over 11 nights, and only after repeated requests did they finally bring more, something that should have been done...

"This hotel is a joy to stay at. It is small but quiet and friendly, and the room I stayed in was perfect. There is no on site catering, but this does not matter as Lisbon is not short of places to get food. My room had a king size bed, 75 inch TV, en suite walk in shower and a bath tub, I could not fault it. There is a rooftop terrace which is accessed by a rather scary spiral staircase but well worth it, and an honesty bar at the foot of the stairs so you can take a drink up. The staff were extremely helpful when asked anything and very polite. It is far enough out of the tourist filled centre yet close enough to get into town very easily, either by walking or a tram. Would definitely stay there again."

"This place is well situated near Cais do Sodre and the time out market (10 minute walk). The bed and space in the suite is comfortable, and has a nice view from the beautiful large windows. There are two bars downstairs that get pretty full at night, so if you are sensitive to loud noises you may want to avoid. This didn’t bother us though. Management was very nice and helpful. We would definitely stay here again."

"Everything was top notch and perfect. Plus, some free add ons which we were not aware of like tons of options in free breakfast, fresh from the kitchen menu, and fresh orange juice! Staff was amazing, specially Davin who helped us carry our heavy bags to our rooms. A staff member was always at the reception providing assistance. They even lent us their phone charger adapter and hair dryer! Totally worth the price (actually cheaper given all the above)."

We’ve been travelling for 8 weeks across Europe and this is by far our favourite place to stay. Only vague thing that would have made it even better for us was breakfast served til a little later (we have been manically travelling and like our sleep!)"

"We loved our stay at Jardim da Lapa, The staff were all so friendly, nothing was too much for them. The breakfast is excellent, plenty of choices and they make eggs whatever way you like them. The hotel is in a hilly neighborhood so it was lovely to be able to jump in the (cold!) pool after coming back from a hot days sightseeing."
