Hotel is in a great location. Very close to the train station and buses. No cutlery. Poor quality towels. Very comfortable beds. Great restaurants in the area. We enjoyed our time here.
Good budget accommodations. Appreciated the fridge, freezer, hot plate and other amenities. Rooms were a decent size and had lots of beds for our family.
Location is excellent with 7-11 and one subway within 5 mins walk. Only one stop away from the Shinjuku Gyoen National Garden that is a famous spot for sightseeing Cherry Blossoms.
We stayed on the 3rd floor so super quiet. I’ve got quick response for all my queries. Highly recommend it for families travelling to Tokyo.

Convenient location, close to metro and convenience store, plenty of bedding for a family of 5.
Perfect location close to Metro. Small but understandable for the price. There is a stove top and microwave but zero dishes (some paper cups and a frying pan and large stirring utensils only). lacks a clothes drying location as the dryer doesn't get clothes very dry. Onsite laundry. they only send you the code for the door the day before- so don't stress about not having it. Quick response time to questions.
Location is amazing. Central to trains, convenience stores, eateries, police, banks…you name it.
Communication with staff was excellent through the chat function of our Expedia boooing. Responded quickly with good information.
There are washer/dryer machines on-site. The wash function works perfectly, the drying will take a long time. This seems standard though for dryers in Japan. I had a load drying in for 2 hours and it was all still damp. We ended up just hanging it all up in our room on the supplies coat hangers. After the first load, we used the dryer for underwear and socks only and it was done in an hour.
Check in was easy, the room door has an electronic lock that uses a passcode instead of a card or key. Depending on what room you have, you may be walking up a bunch of stairs.
Room was clean and tidy and had everything we needed. Beds and pillows were comfy. There is a toilet that is separate from the bathroom which is handy.
As long as you understand that this is an apartment building and NOT a hotel, you will be fine staying here. There is no cleaning during your stay so you’ll have to wash your towels if you need to. Rubbish is not collected until after you check out but there were plenty of bins in our room so it was fine for the 5 nights that we stayed for.
Overall we were happy with our stay. It was affordable, convenient and there are no complaints from us.
Great self service hotel. Great for a family although keep in mind it is one big room, so difficult to enjoy the place once our kids were asleep. Room 5 or 6 are the best, because in the lower rooms the sound of people walking (jumping!) above can keep you awake at night. Excellent washing machines
We had a nice stay at this place. Staff very friendly and helpful. Responds to messages promptly. They let us check in 2 hrs early as long as no prior tenants on the check in day. Place is conveniently located to a train station, food places and shopping.
This was the smallest place we stayed with 5 (3 adults and 2 children) but met all our needs. The kids had the most fun here due to the video game set up (mario bros 90's and mortal combat) after a long day of walking.
We stayed as a family of 5 and our room was spacious enough for all of us! It’s pretty quiet building! There is laundry which is so convenient! The area is safe and lots of restaurants to choose from. So close to subway station. I definitely recommend this place!
The only thing to change is that a towel was ripped, staff should have checked that and replaced.
We had a pleasant stay, with only a few minor complaints.
The room is one of about a half dozen in a private apartment building at the end of a small cul de sac; there is no manager onsite. The shower smelled a little musty, though it was clean. The trash can organization system in the room was confusing (separating trash into plastics, etc.), and we weren't sure what to do with our food take-out plastic dishes. The walls are a little thin. One night, we could hear the neighbors and their child on the floor below us, walking and talking until about 11:00 p.m.
In general, though, we had a quiet and pleasant stay. Gennoya is a quiet apartment building tucked away in a bustling neighborhood, only a few minutes walk to stores, restaurants, and trains. The location is excellent and convenient.
