Room was quite hot and AC didn’t work well or wasn’t turned on yet (March) but opening the window made it manageable. Breakfast isn’t worth the cost but is fine. "Staff were amazingly perceptive, courteous and were not over worked. This meant never feeling frantic.
Room was clean, no traffic sound and walls were muffled enough to hardly notice a full family (including kids) staying next door.
Step out and you are on the Lagoon. Owing to the direction the property is facing direct observation of the sun-sets can be seen immediately from the door-step of the entrance. Step out and the silhouettes are of the dark side of the buildings of the lagoon teasing you to walk over the water to meet them.
Civic life, the beach to the east and the boat drop off / pick up point for the rest of Venice is just a short walk (five to ten minutes tops).
This is a gateway to Lido and Venice.
The best thing though... because it initially takes relatively a long time to travel to (from Marco Polo or by train) people this place is based on a long trip for them. Therefore normal 'tourist' foot fall is much smaller. This makes the location better if you want to wake up in peace and venture out in our own time"
