Property was clean and the room we got was large enough that our family of 4 didn’t feel like we were constantly in each others way or anything. Location was good. Plenty of options for food and drink. A large donqi was about a 5min walk away and a small shopping center, both right next to hop street. But if you’re planning on spending more time around shinjuku and/or shibuya it’s quite far, which unfortunately is what we did.

For a family of four, the room was ideal. Wonderful having a laundry machine - a high tech one that does both the washing and drying consecutively. Highly recommend.

However, the rooms were extremely small even by Japanese standards, had an unpleasant smell, and the air conditioning was difficult to regulate. The lobby was small with very limited amenities.
