"Location was perfect right in the centre of historic Hawkshead ask about car parking at the primary school. On Suite was very small, the vanity didn’t drain properly, the sensor light is a pain when you don’t want to wake-up your partner at night! A common problem with all accommodation in the Uk is that only having a Duvet on the bed to hot to use and worst no top sheet, Duvets are to hot in winter because of the heating and to hot in summer with no air conditioning and with no ventilation...

"Beautiful property out of the bustle of nearby Ambleside or Hawkshead. Lovingly cared for and staffed. Gorgeous views, delicious breakfast and dinner, and a hot shower. Hikes out the door. 5 minute walk to Beatrix Potter's home at Hill Top. We hope to return."

"We have enjoyed a fantastic 2 night stay, the location was spot on only 2 minutes to Lake Windermere and the ferry landing point. Colin is the perfect host, very attentive, knowledgeable of the area and looked after us well. Breakfast was a lovely; full English in a cosy setting. The room was fine with all amenities. It was our birthdays whilst there and Colin decorated the room, these touches are most appreciated. Definitely recommend 10/10"
