"This is an old hotel but it was very clean and we loved the location in downtown Kona. We could walk to restaurants and bars. We paid for a very nice corner room with a huge lanai. The surf crashed below. We also made use of the tennis courts. The Mai Tai bar was good and the food while not high end was well prepared. Staff were nice."

"1. The road into the property was dreadful. 2. To access the restroom/shower, you had to go OUTSIDE to another building; not good, especially in the middle of the night! Apart from that, I have NEVER stayed at a place where the bathroom was in a different building. I wouldn't even think to ask where the restroom is located; it should be a given! 3. "The ocean was visible from my room which was the best part of the room. The toilet creaked and the seat would slide off. The tub needs to be redone. During the daytime I was inside the room there was slow construction going on for the new restaurant. My stay was not relaxing because of the constant noise. Apparently this hotel has been under construction for years so this is a constant issue if you want daytime quiet. The food options here are lacking and over priced. Once Dukes opens it’ll be...

"Dan was a great host and the breakfast each morning was amazing. It felt like we were in actual Hawaii and not just another tourist hotel. he also showed us around the property and took extra time sharing about Kona coffee and gave us some delicious fruit right off the tree. "
