The property was better than expected. It was very relaxing, the site is gorgeous and being surrounded by so much nature was breath taking. Staff was very friendly and since there was not much traffic this time of the year we had quick access to a lot of places. Super recommended.

I liked the place, a lot. It’s private, and the staff are phenomenal. I went to them with several questions, and always got good answers. I talked to one of the owners, and complimented him on the staff. I recommend staying there. There is a cenote on the property, that has been incorporated into the hotel grounds.

Kan Tulum is an absolutely beautiful property. It felt like an oasis every time we arrived back at the property. The staff were all very kind and helpful with anything that we needed. I would highly suggest staying here if you are looking for relaxation and escape. My only suggestions would be to add a kettle with some coffee in the rooms as the coffee bar is quite expensive. And maybe a few snack options to the menu for those that just want a little something by the pool.

Beautiful space, very serene. We stayed in the deluxe rooftop suite & there were not enough loungers to accomodate, also no coffee maker or plates etc. Staff was great & we finally recieved a 3rd lounge chair. All was lovely overall.

Hidden Gem in the Jungles of Tulum

I can’t recommend this hotel enough! The service here is truly exceptional - very rare to find in Tulum. The staff goes above and beyond to ensure you have an amazing experience. The rooms are stunning, impeccably clean, and thoughtfully designed. The on-site restaurant is a standout with phenomenal food and a dreamy ambiance. What truly sets this hotel apart is its private cenote, where you can enjoy the same fantastic restaurant service. It’s a one- of-a -kind experience that made my stay unforgettable. Lovely accommodations. Peaceful and relaxing, except for the unfortunate timing of repairs to the bar next to the cenote that produced the sound of power tools and hammering for 2 days. Restaurant is only open for breakfast and light snacks, but we were aware of this before arrival. You can order in a variety of meals from the restaurants in Tulum. Staff are all wonderful.

Kan is Beautiful. the view and the rooms are super clean and beautiful. The only problem I has was the Staff! the customer service was super bad. Front desk was ok but not helpful at all. there are 2 bartenders a guy and a lady. they were both mean and rude. we asked for hot water, he refused to give us hot water! we got 2 coffees he charged us $25.00. the next day we got hot water from the lady and she asked us if we want to tip, and we said no! she gave us attitude and she refused to help us later that day. there are 2 servers in the restaurant. a guy name Gustavo I believe, he is super nice and friendly. also a short girl black short hair, I do not remember her name she is also nice and helpful. I would go back to that hotel only for the view but not the staff.

Interior, the property is gem. The atmosphere they provide is great. Definitely a location for a relaxing break single or a couple’s retreat. I went with my significant partner and we loved it. Pros: The communication that Kan has is great. You can chat with them via WhatsApp. They have someone watch your vehicle overnight, we rented a mo-pad and they made me feel safe leaving it there. THE FOOD IS GREAT, they have their own “restaurant” and speakeasy. Drink are good, if you have a big tolerance then you’ll need a couple of drinks, I had about 4/5 (mixed drinks) and the alcohol wasn’t hitting. They’re near a beach, and honestly you need to visit the PRIVATE beach club they have to offer. Pricing isn’t bad for the visit. We were there for 5hrs. Cons: When getting there, let’s just say it’s kinda hidden. Love the idea that it’s a complete different environment once you get there. But even our taxis guy was having an issue getting to the entrance. But the entrance is easy to find once your there. Checking in, no one really approached us when we got there it was kinda an open area, we asked “hey, how do we check in” then we were redirected to the check in area. The roads surrounding the area, long story short if you rent a mo-pad watch out for wholes and puddle of water. Not every road will have a street light so you’ll be riding in the dark with only your head lights. Overall, I really love the place and would DEFINITELY recommend it for a get away.

Choose somewhere else!

Very nice hotel, it merges nicely with the nature. Positive notes Temazcal, Spa, cleanliness and 1 guy (and only one) at the reception who is doing his best to help guests. Negative notes The jacuzzis do not have hot water and the lighting does not work. The jacuzzi is supposed to be private and exclusive to the room, every night we found other couples using our terrace and sunbeds. My advice do not pay extra for a jacuzzi room unless you are looking for a cold water tank. The water pressure on the shower is poor and barely hot water, the propwrry has issues with the water boilers. Safety boxes are poor quality and not working properly. Maintenance has to come and open them for you. The restaurant’s food and its service is bad, save your money and eat anywhere else. The location is not very good, specially if you do not have a car. You are far from restaurants or other attractions. I you have a car, it better be 4x4 because the roads to get here are terrible, no pavement and huge potholes. In general Tulum roads are a disaster but the only two roads to access this property are an off road adventure. Take it as part of the experience! If you are looking for the warm mexican service oriented attitude this is not the place. No one will do any effort to assist you (except the one guy from the reception) It is obvious that they have issues with hotel management, clearly they are trying to save every penny and compromise on customer service.
