"Sadly we had to book breakfast over the phone the previous night,that is any one picked up the phone, we realised this when our answer phone message wasn’t passed on . It felt like the owners really didn’t care for their guests and didn’t want the hassle in dealing with them. The poor young lady was coping well with the problems thrown at her but we definitely will not be staying there again. "

"Breakfast is now a Buffet but it’s refreshed more often than similar venues. Room was in a good condition. Staff are helpful and empathetic. "

"Room was clean but very tired as was the building in general . Breakfast was plenty but cooked breakfast was not fresh as in sausages were hard to cut and bacon crispy and dry . Have stayed there many times in the past, it’s a lovely building in style but unfortunately hasn’t been lovingly cared for by Greene King brewery. Shower was hot and quite powerful but no shower/bath mat available was a case of do I break anything on my body trying to climb out of bath as so slippery "

"Room small for 2 people, storage minimal, no privacy when curtains opened everybody and their dog walk past and look in. Television has to be operated via your mobile phone app (ideal for tech people) not so good for others. Continental Breakfast very disappointing, misdescription of what is expected of a continental breakfast. Staff not alert had to ask for refill of coffees toast and conserves. Slow service. Not value for money, would not stay again."

"We have just returned home from a 3 night stay in Holly House - a real home from home. We couldn’t have been happier with our stay and will recommend it to anyone wishing to stay in the area. The property is beautiful and the garden stunning, and it is well positioned to travel in all directions to whatever activities anyone will want to do. Many historical properties are within easy reach, as is both beautiful countryside and the Sussex coast."

"Lindsey and Richard run a wonderful B&B with a cooked to order breakfast with farm fresh eggs. The rooms are spotless and well taken care of during the stay by Lindsey. The area is quiet at night for a good sleep, the yard and gardens lovely, and an excellent pub close by. We really hope to be back one day."
