Awful. Booked thru Expedia. Finally found the property after walking up a ton of stairs. No one answered the door. No one answered the phone. Tried for an hour. They finally contacted me and we were exhausted at that point. Cancelled and asked for a refund. NO REFUND. She is now ignoring my calls and messages.
Positive: location in city center, we didnt mind it, but there is 100 steps from street to the apartment.
Negative: arrived at the time of check in (14:00), had to ring the door bell 5 times with no answer, finally another guest was kind to call the manager of the place, so that she could come almost 50 minutes after we arrived, and without a single apology (Im sorry for the delay would be nice, but I guess thats italian normal way of treatment, rude and unpolite). The breakfast consists in a voucher for a coffe and a cold croissant in a near cafe, that is worth 1.50 euro in most other places. If you order sugar, you pay separate. In general, it wasnt a bad stay, but I dont think I would stay in it again, since there are better options around.

100 Steep steps Up without host help
It was advertised that they speak English and Italian.
It was advertised as a hotel but it is B&B. We notified about our arrival in advance. Nobody meet us. We were standing in front of houses without any sign where to go.
Communication with the host did not help as it was only in Italian. We where lucky to find random guy who speak little English. He was able to translate host messages and volunteered to call her. At the end he helped us to get to the room and get a key to the room while speaking to the host in Italian. BUT THIS IS 100 VERY STEEP STEPS UP you have to climb. We decided to take just tooth brush and small things. Advertise says there is a lift. It does not exist. In the bathroom there was no soap (liquid or hard). Very bad. Luckily that we are not that bad in shape. Climbing 45 degrees steps is not fun. Forget about your luggage.
Bel B&B, posizionato nel borgo storico di Gaeta. Il mare a due passi e la città con il lungo mare a meno. Posizionato a molti scalini all'interno del borghetto, senza ascensori, quindi sconsigliato a chi problemi di mobilità. Le stanze son molto belle, e la visuale dal balcone è come in foto, spettacolare. PARCHEGGIO non gratuito. Vicino, ma pagamento essendo comunale, a 15 euro giornalieri!

one way street
We arrived on a rainy evening at the designated address - on a narrow one-way street. We called the host, someone arrived about 10 minutes later. We spent the next 40-50 minutes with one of the most incompetent people we’ve ever encountered in hospitality. I won’t detail the entirety of the now laughable encounter, except this person advised us to drive up a one way street the wrong way, she became quasi hysterical (before this “advice”) then promptly spent 5 or 10 minutes arguing with our host on the phone. What we could decipher was that she didn’t want to work with foreign guests anymore. A shame as Gaeta is a fascinating and wonderful place, the accommodation itself is not bad, though odd.
We had a terrible experience during our stay. We were moved from one room to another with no warning. Both rooms had problems with showers and aircon unit was fitted right next to the bed, so it was hard to sleep. But the worst of all, on check out we were asked by owners to pay the
