"This is the third time we have stayed here and previously had an excellent room, especially for the price. This time, we were 'upgraded', and although there was a new shower in the bathroom, the bed was directly under the window and an overight security light outside shone under and around the curtains as well as directly into the bathroom and therefore under the door and then into the bedroom. Not only this, but the mattress and pillows were uncomfortable, which had not been the case on our previous stays. I am listing these issues as I believe management does check out reviews and need to be made aware of this."

"This hotel is in a refurbishment stage and work is on going but the hotel have worked hard to minimise the impact on residents. Work is evident around the new infinity pool and spa area and in some of the rooms as they work through the hotel. Part of the car park was clearly used by the builders but it did not have any impact our stay. The food was excellent and sitting out on the terrace enabled conversations with other guests with enviable views of the lake and even the spectacle of low flying military aircraft across the lake. Truly memorable and enjoyable. We tried the spa with indoor jacuzzis, steam room, sauna and pool with loungers. Robes, slippers and towels provided in your room due to part of the spa area being under construction. Again it was lovely. We found all staff to be very friendly and accommodating and we had a lovely time in an excellent location. Our room had been refurbished and had a lovely modern tiled shower room with heated towel rail, large tv, big bed and had all the extras like iron and ironing board, hairdryer, tea/coffee facilities, biscuits and mini chocolate mint cakes, fitted wardrobe, desk with chair, balcony with bistro table and chairs and lake views. Note our balcony was fully useable but not completely finished with the paint work on the railings needing a little refresh. Great If you can cope with a little disruption for great views and location or wait and it will be a fantastic hotel when finished and we certainly hope to return."

"Was very pleasantly surprised. Staff were very professional, polite and helpful. Room was fantastic with views across Keswick and the mountains. Short walk into Keswick town centre with its plethora of shops, cafes and bars. Breakfast was faultless. Buffet style with hot traditional English selections, pastries, fruit and cereal. Would definitely stay here if we were to go back again."

"Great Location not far from the Lake in Windermere not far from the town 5 minute walk. Scenery around woodlands is lovely and staff fantastic. Will definitely go again. Breakfast was lovely well cooked"

"Excellent location right in the centre of Carlisle, and with albeit limited parking being a real bonus. Slightly tired room, but with evidence of past grandeur it felt like quality. Very good breakfast and very helpful front desk staff made our overnight stay an excellent choice. Will definitely come again if circumstances allow."

"Disappointing room with absolutely no view apart from a rubble tip! Asked to be moved and was given a slightly better room but with opaque windows! Food and drinks were very average and overpriced . Hotel not what we expected for what we paid. Would not return."

"I could pick flaws if I really wanted to but, overall, this place was fantastic. Dated rooms but they're in decent order and clean. The decor downstairs is really nice and the gardens and views are stunning. Nice little touches too like a pianist at dinner time and a birds of prey demo after breakfast. We saw a deer and pheasants in the gardens in the morning"

"We loved our brief stay! Perfect for a stopover on the long drive from Sussex to Scotland. Ideally situated and clean with friendly staff and great facilities. The restaurant food was excellent, too - we enjoyed both dinner and breakfast. Our children loved their bunk beds in our room! Will almost certainly visit again."
