Owner re-sold our rooms as our price was too cheap

When we arrived it was difficult to find anyone. It certainty wasn't a hotel, rather a very basic hostel, and the inside had painted concrete floors. Not like the photos on hotels.com. I found Boyd who was friendly, but said "we stopped using hotels.com months ago as they sold the rooms too cheap. Ask them for a refund and pay me cash, but we don't have rooms like the photos, I show you on my motorbike". He showed me another building with basic bunk beds and shared bathroom. Not what we booked. He said what we paid would not cover his bills. When hotels.com called him he bacame angry and rude, shouting "I need someone Thai, I don't speak English". Despite talking perfect English with me. He swore and became agitated, saying he has work to do. He hung up the phone with hotels.com before handing it back which was very unhelpful. Hotels.com were great and found us somewhere much better. Avoid this place, I wouldn't stay if it was free. The 5* reviews are very suspicious and the reason we booked. Chaing Mai is great btw.

A wonderful place to stay. Boyd, the owner and Fred a long staying friend were excellent hosts. They organised personal tours and taxis and visits to local street bars for food, going out of there way to make it a memorable stay. Situated in a fairly quiet suberb (although the school next door could be heard if around the hostel during the day). A shop at the end of the street was handy. A clean hostel with good facilities, would recommend staying here.

I’ve stayed here multiple times (five I think) and Boyd, the manager, always bends over backwards to be helpful. He answers phone calls at 11pm, shows up at 6am to open the doors for you, frequently cooks dinner in the common area and even offers drinks and great advice to guests who are trying to learn about or get a feel for Chiang Mai.

Owner is fantastically crazy

My friend and I stayed there for 3 nights. It’s a nice place that is walking distance to the night bazaar. Had our own bathroom and the shower is together with the toilet (thought that was unusual). The owner there is super friendly and funny. Had a nice walk with him downtown to monk halloween. When we had to leave, he said he could call a tuk tuk for us. I thought he was gonna call using his cell phone, but the dude literally hopped on his moped, drove off, and came back with a lit tuk tuk following behind him.

沖涼既出水太小, 根本沖不到涼 住近門口第一間房, 聲音太清楚, 根本訓唔到 冷氣亦不夠冷 但交通算方便, 不難找到此酒店 房東亦十分友善

We booked this hotel but due to a mistake in the booking system, the host could not provide us with a free room. However Boyd (the host) was super helpful and cooked for us and helped to manage an alternative place for us to stay. Everyone at the place seemed to be chilled an laid back so it was a shame we could not stay. Nice atmosphere and the rooms seemed to be clean and nice as well

Good hotel for the price

It’s a good hotel for the price that you are paying. The rooms are not cleaned everyday. The owner is very friendly and speaks good english. It’s walking distance to the night bazar (15 min)

The owner is very friendly and helpful. He speaks good english. The rooms are average, but mostly clean. There were little lizards all over the hotel and we found one in our room. But they are harmless, and we were ok with that. It’s located close by the night bazaar, about 10 minutes walking.

Perfekt für Backpacker

Der Standort ist super, man kommt zu Fuß leicht in die Altstadt. Ansonsten kann man sich für weitere Strecken für 150-200 Baht am Tag einen Roller mieten. Der Preis ist unschlagbar für das was geboten wird. Boyd, der Besitzer, hat uns bei unserer Ankunft sehr mit der Planung der weiteren Tage unterstützt. Unter Anderem haben wir dank ihm eine sehr empfehlenswerte "Elefantentour" (Elephant Discovery) machen können. In der ersten Nacht hatten wir ein Zimmer mit Ventilator und die restlichen Nächte hatten wir eine Klimaanlage. Beides war sehr angenehm (wir haben sogar den Ventilator fast bevorzugt). Wir waren sehr zufrieden und würden das Zz House auf jeden Fall weiterempfehlen.
