"Clean room. Nice quirky hotel/guest house. Good location. Helpful friendly staff on arrival. No front desk but WhatsApp contact details given. Air conditioning unit very noisy and cannot use without the window open. Good for a stay in the cooler weather out of season but wouldn’t recommend for the weather we are currently having. Ear plugs were supplied by the hotel but I don’t find them comfortable to wear to sleep. I would definitely stay again just not in August."

"fantastic staff, clean room, comfy bed, i went for concert at brighton dome and is ideal. would definitely stay there again"

"Great stay, near to everything, very quiet even with the window open- far enough away from St James St to not hear noise. Great Breakfast! Lovely hosts!"

"Very helpful staff, easy check in and good access to the town."

"Excellent location."

"Good location & ok room but poor shower & everything (including window locks) could do with some attention."

"Shabby Chic kinda. I don’t like to leave negative reviews but there’s a few things that need addressing. The bedding was clean and the towels were fine. Cleaning in the room- generally clean, but the skirting boards were very dirty and around the sockets- easy fix. The hot tap in the room was broken and swivels. 2 chairs in a small room with a large wardrobe is not the best use of space - a wall hanging rail and a narrow waist height consul unit for toiletries and the kettle would be more user...

"Great host, good value for money"

"Room - our room was on the second floor, there is a balcony from the adjacent property that looks straight into the room and there is only a net curtain so no privacy. There was rubbish in the bathroom bin when we first entered the room which highlighted the lack of cleaning and attention to detail. The booking stated there was WiFi and a tv however neither worked. The location is close to the beach and local amenities however the surrounding properties have tenants loitering out front publicly...

"Had an wonderful time here, stuff was very nice and helpful, you have everything around you that you need, shops, bars, clubs, restaurant, the beach is literally on your doorstep. Would definitely recommend to others! And if I'm ever back in Brighton, I would happily stay here again 100%"
