"The place is well located and that ends there. We arrived got shown the room and give the keys. No instructions at all. No big issue. Then we started to look around the room and realized it's not been cleaned for months. Unfortunately I cannot add smell to the review but it wasn't pleasant and full of dust. We found hair bands, used coffee package, loads of spiderwebs etc... and this is a space being used by different people... Absolutely disgusting. Thank God the bed sheets was clean. And then...

"I booked the Shetland Suite not realising that it had a detached bathroom, it was only on arrival that this came to light, I was very disappointed & whilst the listing does state this I felt the title "suite" was misleading. The staff were very helpful, they were fully booked for our 1st night but offered to move us to a different room the next day, which they duly did and we were very grateful. "This is a basic guesthouse, which is not worth the money we paid (£117 a night). This was with a shared bathroom. The receptionist was friendly and the beds were comfy to be fair, but this place is overpriced for what you get (or don't get). Location is convenient for Edinburgh and there is a train station close, and there was ample parking, so those are the pluses."

"a very good value for money option for those wanting to stay near glasgow. Reasonable commute by car to the city (1/2 hour or so) - suggest you go the more Country route. Local area isn’t significant, so suggest you eat in the city. Our large room got a lovely sunset, whilst sitting on a large raised couch. Quiet. (though the birds can get noisy for a bit - nothing the property can do about that though). Sheep in the garden ! Recommended."

"I stayed here for two nights by myself. The guy who owns the place is friendly and put on a nice continental breakfast (salmon, cheese, eggs, fruit, yogurt, cereal, and brewed coffee). The bed was comfortable too. The building and furniture are pretty dated though and in need of upgrading. My room door lock was also temperamental. However, that said it was clean overall and the host mentioned he’s actively renovating, which is good to hear as it’s got potential to be a beautiful building...

"We had a really lovely 1-day stay at Leven House. The hotel itself is positioned really close to the town center, and has a really calm and lovely atmosphere about it. Our room was so clean and cozy, with PHENOMENAL shower pressure. The owner was so kind and chatty, the breakfast was tasty, and overall we just had a really nice time. Will definitely be staying here again and will be recommending to all of our family and friends."
