It is a forty minute bus ride or 25 minute taxi from Victoria, two tube stops or a twenty minute taxi ride to the city centre. Reasonable with a basic cereal and toast breakfast. Helpful staff member.

Lovely friendly staff and welcome. For London this is a clean and safe property for the price. I am not bothered by frills and luxury and would need to pay more if I wanted these at another hotel. The breakfast was coffee or two toast with butter, jams, cereals and orange juice. I wish I brought with me a bath plug so I could have run a bath. The shower worked well and was clean.

Handy for the tube
Great as only a short walk to the tube at Swiss Cottage. Good booking in and they even agreed to stay on but we got there in time which was nice of them. However they forgot loo roll which isnt great, and there was nobody there at breakfast. My wife made us some quick toast and we went

A good stay!
The hotel is really worn out, but it's clean and the street is quiet. A good place to sleep after sightseeing all day. The breakfast was simple, but we left with a full stomach every morning. Rohana that works there is fantastic! Patient explaining how to get around, always with a huge smile! He even started breakfast a little early for us, so we could catch our flight! Thank you!

Dit hotel staat in een hele rustige wijk met sjieke huizen. Dit hotel is heel eenvoudig en mag wel wat aangepakt worden qua verf e.d. Ook het ontbijt was heel eenvoudig. De eigenaar is heel vriendelijk en hulpvaardig. Neem wel altijd een Engelse oplader mee want wij konden onze telefoon niet opladen.

Ok guesthouse/hotel for the price & location. Staff are lovely, friendly & helpful but the place needs a bit of work/refurb. Shower pressure was terrible I’m afraid.

Thank you for your review, Management is planning for a refurbishment in the long run and the water pressure in the top floor will also be looked into. Being a small business we are still recovering from the burden created by Covid.

Making my london memories with my daughter
Needs updating but was clean and comfortable very good for the price to nice bothroom and comfy beds and the gentleman was very accommodating polite welcoming and couldn't do enough to make you feel comfortable he is an asset to the hotel

Meillä oli perhehuone ensimmäisessa kerroksessa jossa mm. tosi korkea katto. Neljä henkilöä nukkui tosi hyvin, ja oli hienosti tilaa myös tavaroille. The hotel is in a very good and quiet neighborhood. Located within walking distance of 3 underground stations. Staff is friendly. The room is cleaned only upon request (extra towels are available). Breakfast is very basic (toast, jam, cereal, coffee/tea and some juice), but at least you do not have to leave on an empty stomach. The bed is comfortable and the room itself is spacious. The decor and furniture are outdated and could do with some tlc. Bathroom was ok. Everything worked, but again dated and just about clean. Considering the price and its location, is it basic but value for money. So don't expect luxury, but you can have a good night sleep at an affordable price.

Give Rohan a pay rise!
Excelent stay, largely due to Rohan who is the most friendly and helpful person I've ever met. He was always available, very approachable, caring and genuine. Hotel is in a great location and very reasonably priced l. We had a great stay and would def reccomend.

I arrived even later than check in because my plane was delayed and the room wasn't ready yet. It was ok since the room looked decent and the service was awesome by Rohan. But at the last day I was asked to move to a room in the owner's house right in front and the place was a mess, dirty, smelly and with stuff all around. The bathroom was kind of messy and the toilet was upstairs, not by the room which isn't what I paid for. And also I had to contact Rohan everytime I wanted to get into that house. I didn't say much because Rohan was very cordial and it isn't his fault. I wouldn't stay again there unfortunately.

Great service but more need to be done
Great location, pricing good for that location. Rohan was excellent, and did everything to make our stay memorable. He was very accommodating with our early check-in request, was available throughout our stay and provided much needed tips on how to navigate the city. There is a lot of room for improvement with respect to comfort. Management should offer new or fresh towels to customers (they were all very old). The bedding set, the furniture and the carpet need some refreshing as well.

Hôtel avec un excellent rapport qualité / prix
Excellent séjour dans ce petit hotel où nous y avons passé 5 nuits avec nos deux enfants. C'est un hôtel modeste dans le sens où vous n'y trouverez que l'essentiel mais à un prix très compétitif. Le gérant est une personne d'une serviabilité et d'une gentillesse rare. En plus de l'accueil du gérant, les atouts de l'hôtel : quartier chic et très calme très près du métro (station Swiss Cotage sur la Jubilee line) à 3/4 stations seulement du quartier de Soho, prix très intéressant avec déjeuner inclus, wifi qui fonctionne très bien

Huone oli siivottu n. 3h myöhässä kun oli kirjautumisaika. Asiakaspalvelu ja tepasteli paljain jaloin. Aamupala oli murukahvia, paahtoleipää ja mehua. Kaikki kalusteet, kokolattiamatot ja WC oli varmaan 80-luvulta ostettu jostain hotellien poistomyymälästä. Huoneessa oli erittäin tunkkainen haju koko viikon(kokolattiamatto,verhot,kalusteet) ja wc-pönttö toimi erittäin huonosti puolet ajasta. Henkilökunnan ystävällisyys ei juuri korvannut olosuhteita. Yhteiskeittiön jääkaappia olisi saanut käyttää mutta kun kävi keittiössä, ei tehnyt mieli käyttää. Kadulla oli 2-30 samanlaista taloa, mutta tämä oli ainoa jolle ei oltu ulkoapäinkään tehty mitään.

Ari, Thank you for your review, I think you forgot to mention a few things here. * Your room rate was £36.66 per night per person that is even lower than the price of a bed in a dormitory in London Youth Hostels. (But you expect Hilton Service Level) * Apart from things you lists in the breakfast we serve several cereals (You had breakfast every single day even though you didn't like the kitchen. (We believe you didn't like the staff ) To provide the best rate to the customers the management only employs one member of staff per day. We admire your photographic skills while staff were busy working in other parts of the building. Good Luck and May GOD bless you.

The reasonable, clean place to stay in London
Avoca house is a perfect place to crash when staying in London. Rooms were VERY clean even if the outside & lobby were a bit dusty. This is a very simple, bare-bones hotel /nothing fancy or recently updated but it’s all one needs when on vaca in London - All your time is spent out and about and you just need a clean, comfortable place to shower and sleep – this is it! Staff was wonderful and could not have done more for us. Nice to have the simple breakfast included. Location is a 3 minute walk from the underground station so it’s very convenient. Located in a quiet suburb you are only minutes from anywhere because of the underground. We will definitely stay here every time we visit London.

Let's start by giving Rohan 5 stars. He is a star. Beyond that, clearly the owner will not invest a penny beyond what might be needed to keep the door to this dreary place open. Location great, clean enough, but why not invest in showerheads that work?

Buona struttura in zona Swiss Cottage, ideale per chi non ha grosse pretese e cerca un appoggio per il proprio viaggio a Londra. A poca distanza dalla metropolitana, in una zona residenziale tranquilla e silenziosa. La camera era ampia e abbastanza pulita, colazione basica ma perfetta per le nostre esigenze. Il ragazzo che gestisce l'hotel è stato sempre gentilissimo e super disponibile, ci ha aspettati per il check-in nonostante il ritardo, ci ha dato buoni consigli per esplorare la città e in generale è sempre stato estremamente cortese e piacevole, un vero valore aggiunto per la struttura.

Fantastic
Rohan (the manager) was absolutely amazing, he was kind, friendly and extremely helpful to two Geordies that had no idea where we were! The rooms were immaculate, the staff even brought in another bed for me (my fault that id booked as a double instead of a twin). Nothing was too much for them. Rohan is a credit to the hotel, hope to visit again soon.

I was met by a friendly hotel manager (not the owner), who had just come from another hotel in the area to check me in. The hotel was placed in a quiet street and the single room on the top floor was well soundproofed. Bed was comfortable and so were the chairs in the room. Furniture and decor was generally quite dated and tired. Wardrobe doors were held closed with an elastic band?! Toilet cistern took ages to fill after every flush (10-15mins) and shower was low flow, due to the water pressure on top floor. Shower head sprayed everywhere apart from straight down, which slowed down the cleaning process somewhat. Suggest new showerhead fitting and increasing water pressure would improve things. One large towel supplied only, with no bath or hand towel supplied in room. Curtains were just wide enough to cover main window, which allowed light in through outside edges. There was a wall mounted TV in the room, but no remote supplied for this. Breakfast room looked bright, overlooking the street infront of the property. Basic continental breakfast was offered. I couldn't find any milk for cereal, but i had already prepared by bringing instant porridge pots that just required boiling hot water. A kettle and plenty of coffee/tea packs are supplied back in the room. The hotel manager had suggested that another occupant had taken the milk. This was a cheap hotel for the area. I would have just hoped for a few more good points to pick up on, especially being in Belsize Park.
