"The rooms were so hot couldn’t be helped in this heat but couldn’t sleep art all , gave us a fan but it wasn’t much good , breakfast was ok but on the first morning run out of orange juice and coffee machine wasn’t working that well . "The general overall stay was super. The staff very helpful especially when we had a problem with our tv, came and sorted it straight away. The organisation of the breakfast with tables linked to your room name was a real plus! Much nicer than 'sit where you like'! "Plenty of parking. Good seating areas both inside and out. Enjoyed food and service very good. Just a 5 min walk into lyndhurst which had a good selection of shops and cafes."

"If you are lanning to stay more than one day, PLEASE TAKE YOUR SHOWER GEL. Room are not cleaned daily. Continental Breakfast was OK. Weather became colder in evening & at night, there is no heating. When I requested, she can ot start central heating as these are summer months. There is no portable heater. Be careful, befora you book this palce"

"The swimming pool is the jewell in this hotel's crown. The rooms are basic but spacious, some with views over the garden areas. The staff are very friendly and always willing to ensure that all guests are happy with their stay. Breakfast is good with a variety of continental and cooked foods available. "Food poisoning the first night, rooms hotter than the sun, zero water pressure in the bathrooms. Constantly chasing staff for the most simple things. They ran out of ice. No fans for the rooms. No one collecting glasses or emptying an ash tray. Asked for a coffee in the morning and waited 15 minutes.. got up to ask where it was "oh i couldn't find you" yeah because you were in the kitchen flirting with the chef.. Could be such a wonderful place, if the staff weren't recreating Fawlty Towers"

"Lovely setting, great welcome, food superb, staff friendly and helpful We had the suite (kingfisher) which was an excellent room except for a radiator being stuck on in the bathroom. The lady in charge (lovely lass) managed to get it sorted as the outside temp was up in the 30’s!!! If I have any criticism of the room, a little use of bleach would have gone a long way but please don’t let that put you off. The place is very very good.
