Its Clean. Remodeled inside. Old building outside. No elevator for people who cant use stairs.Good Wifi. Like a nice and clean motel 6 or best western. If you suffer from slight noise then its not for you. I dont have a problem with any noise so whatever works for you. Has balcony with 2 chairs and table
Great value, decent stay 8/10
Overall this was a great deal, we had a family room for a great price and the location was within quite a few Chiang Mai attractions. There was a great restaurant (Gekko Restaurant) that has great value and friendly staff right across the street so that was really nice too for breakfast options.
Rooms were clean looking but we had a ton of ants in our room which freaked out the kids. The ants were only by the refrigerator area but there were a significant amount. They also didnt take out the trash here, and there was a dirty coffee filter on the floor for 24h (walked past it multiple times and it was there when we checked out)
Of note, theres no elevator here but there is a dumb waiter type elevator for luggage only so if you're on the top floor, you're going to get your steps in for the day.
Staff were friendly not super present but no issues there. Beds were comfortable and the ac and fan were super cold so that was great too!
Overall a great value. Could use some better cleanliness though.
A quiet, quaint property. Good area for getting to the weekend markets and night bazaar. Staff very responsive. Ants in our room upon arrival and they responded right away and sprayed when we went out for the night. Thank you so much for the daily coffee and cookies available!!! We loved them :). Boba right across the street for 20 Baht!!!
Best value for money. I stayed with family—5 adults and 1 infant—for 3 nights. They even provided a crib for my baby for free. If you don’t mind climbing up and down the stairs to the 6th floor for the family suite (they have a lift for luggage only), this is good for you. Photos online match reality. Good water heating, clean beds and room, shared pantry space with basic amenities, friendly staff. It’s close to the walled old city and location felt safe and convenient overall. Would recommend and stay here again.
No elevator to 6th floor. Had a hard time with my knees.
Ants & Termites for 3 days in a row , on the beds.
No breakfast , why is this place called Bed & Breakfast?
On the 3rd night, the AC kept emitting clicking noises, I couldn't sleep.

Unique property with on site parking, although there was only one spot that we are aware of, so good thing no one else needed to park! We stayed on the 6th floor, a room with a walk out balcony, 2 queen beds, and bathroom. There was also a 2nd balcony across the hall that appeared to be a shared space for all guests. We were able to walk to markets, eateries, and massage parlors. A free breakfast was provided, nothing fancy but convenient to have and still tasty.
We like the ambience and design of the guesthouse. Our room is the biggest with 2 king size beds. The room is spacious. Just we need to climb to level 6 every time to go back to our room. Luckily we are young families, no problem for us, and kids quite enjoyed to climb the staircase...
The guesthouse is near to night market. We had walked to Night bazaar, Anusarn Market, Kalare Night bazaar, Waroros market, Thapae gate....
There is a nice Phad Thai stalls just beside the guesthouse, and price is cheap too.
The breakfast is almost the same everyday. We are not that picky on the breakfast, so it is fine for us. There is white bread (got toaster), hard boil eggs (can request for fried eggs), hams, sausages, fresh vegetables as salad, watermelon, cereals, instant noodles, fresh milk, orange juice, coffee powder, chocolate or milo powder...
Overall we enjoyed stay for 5 nights there.
A 3 night trip before returning to Bangkok for flight back to Uk. Must remember this is a bed and breakfast and not a hotel. However very comfortable, staff all very pleasant. Short walk to Night Bazaar. Room 201 is on mezzanine over reception, if like me you are a light sleeper will be woken during night by cuckoo clock.
The hotel is within walking distance of the old city but we found it easier getting around by taxi because of the heat! Great bed and bathroom, although the shower curtains need replacing! Overall we would recommend this hotel for anyone visiting Chiang Mai (unless you have mobility issues as they have no lift)
