Staff are always nice! Right on the main strip so easy to walk to all entertainment. Property is clean. Rooms are old but clean.

The lobby and casino areas are very nice with tin ceilings and a large fireplace, the only distraction are the modern gaming machines but that cannot be helped. The restaurant is very good and I would recommend it to anyone. The room, however, was horrible. We had a two room "suite". The carpet was old and stained. The walls were cracking, and the paint was peeling. The bathroom fixtures were stained and rusted, the walls were cracking and the paint was peeling there as well. The living room had a sleeper sofa with no legs, a minifridge sitting on the carpet in the corner and a small tv on a small table. There was no ventilation at all. There were three windows in the room all that were permanently closed with screws. The only ventilation was from the suites two doors that fit so poorly there was a draft through the room. The only good thing about the room was the king bed seemed to be almost new. Have a drink in the lobby and enjoy the restaurant, but I would not recommend you stay there.

Charming exterior in a fun area. Everything else is two star. The parking is a block away with terrible nighttime signage. The room gives off slum vibes, with stained covers. The bathtub ain’t been fully white in years. That kinda thing. But it’s cheap and well located. It’s almost ironically authentically like the olden days.

The property is in dire need of updating! The doors to the hallway from your room had large gaps in them so you can see light pouring in from the hallway at night. The walls in our room were cracked and needed paint. The bathroom door would not close unless you had a special touch. The shower curtain was cut with a scissor and was done poorly. The place has potential but it is in need of some TLC.

This is a pretty good property for the money. The only issue we had was that the heating wasn't great in the room and we were there doing a cold spell and the bathroom could have used some tlc. Comfortable bed and lots of space. I know they're trying to keep some of the property historical but they've missed the mark on a few things. All in all, a good stay. We would probably stay there again. Great staff!

The bellhop was very rude. Had to park 2 1/2 blocks from hotel. He said he'd come get me and bring me back to the hotel. He didn't. Had to walk there in 0° weather. Room needed repair. Had a coil furnace that we couldn't figure out how to operate and the bed was right up against it. For such a old building, they could maintain it better and have the rooms alit nicer. Cracks from floor to ceiling. Was very disappointed.

Wasp
We stay at this hotel often. This stay was hard. As I am allergic to wasp and even though it was Halloween weekend. There were wasp in our room. When we arrived there were dead ones on our floor, or door man made a jokes about them. Then as the room warmed up we had them in our room and bathroom. So sleeping wasn’t good as I was concerned I would be stung. When telling the front desk they sent up a vacuum to get rid of them. Rooms were also very cold, electric heaters did not keep up. I am thankful that I didn’t get stung.

I was told one price on my Expedia app and charged another at hotel!! Almost $800 for 2 nights is stupid. Just because it’s Halloween. I reserved my room a year ago at $259 per night! Why was I charged $758!! I am deleting the Expedia app and not staying at this hotel again. And the room was terrible!! The noise was ridiculous. The smell, dirty floors. For almost $800 we should have had royal treatment.

I had trouble getting my tv to work. I wanted to watch tv to relax before going to bed. I asked the staff at the front desk twice for help. The first time the woman told me she didn’t know how to help. I said we would be back later to ask someone else. When I went back later, several employees were at the desk and no one would help me. I have NEVER been treated so badly at a hotel. They acted annoyed and inconvenienced that I needed assistance with something as simple as a TV. They rolled their eyes and wouldn’t help. It was really embarrassing. I will never stay at this hotel again. It just seems so silly, but I paid to stay in a “historic” hotel in a town that only exists with the money they obtain from visitors…. You’d think they would provide better service.

We were looking for something unique, and found the rooms disappointing, flies, wasps and bees were a problem not just for us but others we met during our stay. Staff were great.

Excellent location and vibe!
We absolutely loved staying at the Franklin! The location was perfect and the buffet and service was excellent. I love that the rooms are kept in their historic decor and the lobby and casino were beautiful. If you are looking for updated and modern rooms you have come to the wrong place but we loved it. The windows did need washing though. We spent most of our time gambling at the Siverado Casino which was across the street from the Franklin and is partnered with the hotel. The dealers ere awesome but the service for drinks was quite slow. Overall we loved it!

There was no heat in our room the first night. We were moved to another room for next five nights. Heat was ok but we received no clean towels or sheets unless we demanded them. Finally the fourth day, we received the towels and sheets. Nothing after. A lot of misunderstanding about use of players card comps and points. Your staff didn't seem to know much about it.

DO NOT WAIST YOUR MONEY!
Very bad! Room was in horrible shape, bad foundation problems with cracked walls and ceilings, wall cracks going through walls to outside letting wasps in the room.. when we checked in the AC was on hi, apparently to slow the wasps down, picked 8 of them off the floor when we checked in. Turned heat on and left for about 4 hrs, when we got back to room there were wasp’s everywhere! Sad part was the hotel new about the wasp problem and still rented the room! Needless ti say we didn’t stay, nothing comped no sorry no nothing! It was our 27th wedding anniversary to boot!

Terrible!
Total disappointment. Booked weeks in advance with excitement to stay in a vintage classic historic hotel only to be lodged in two rooms of dirty carpets with terrible foot traffic worn in the carpet, filthy bathrooms, dozens of dead bugs in the window sills, only one single light bulb in one of the rooms, yellow nasty stain on our bed covering, large cracks in the walls, and floor tile peeling up. I’ve slept in nicer tents in third world countries! Don’t let the pics fool u. The place is disgusting! It is obvious the housekeeping staff and their leadership lack proper cleaning and maintenance practices! And even worse, it was a big disappointment as it was the finale to takin my 80 year old mother on vacation. It was embarrassing to hear her comment on such a dirty low-class place to stay.

Front Desk ladies were great, Bartenders were great, rooms were a mess. dead Fly's everywhere on the window seal, stains on the carpet, smallest TV I have ever seen in a hotel room. Just a little advise for the Franklin Hotel, a little attention to detail would be great, maybe shampoo the carpet & remove some of the stains. Maybe just dust the window seals. Stains on the vents. Good thing we were not in our room much or we probably would have left.

I like the Franklin for its history! The room we had this time smelled bad, had insects in it and the water pressure in the bathroom was terrible. The shower barely ran because the pressure was so low. Don't know if we will go there again.

The Franklin is a very historical hotel. The room we stayed in was the Jr Suite. It was very unique but really needs some TLC. The bed was comfortable, the shower was decent. The staff were so friendly and very welcoming, that made it worth it
