Incredible experience

The rooms are beautifully designed, clean, and cozy. Everyone was incredibly friendly and helpful. Tasteful, fresh and handmade breakfast. The location is peaceful with beautiful kitties being around.Highly recommend for a relaxing getaway!

A huge room, amazing breakfast and stunning view.

The place is located above the village, and you should NOT use google maps or waze for guidance inside the village. The room is very beautiful and in good condition, however, we got an lawful smell of cigarettes, even though it is not allowed to smoke inside. The manager gave us some freshener to reduce the problem. Another issue was that the floor/ceiling is made of wood, and we could hear every step and muffled sounds of talking from the room above. The good things: Amazing room. Coffee machine. Every problem or question you have, is answered immediately. Best breakfast we had in north Greece.

Kipi Suites is an elegant, small hotel, beautifully arranged in a series of independent rooms and suites with stone walls. The village is quiet and a steep 10 minute walk away, with one restaurant and a small, but well supplied market. The hotel is especially suited to hikers and explorers who enjoy the solitude. Unfortunately with southern Europe heating up, the lack of air conditioning, which would not have been noticeable a few years ago, is now, on days when it's hot, a bit lacking. However, it sounds as if the owner is considering installing it in the future. The person serving breakfast and taking care of guests is a treasure and made us feel beyond welcome. We would definitely return.

Disappointing Experience – Not as Advertised

Our stay at Kipi Suites was far from what was advertised online. The website describes a boutique experience with a restaurant, bar, library, and various amenities, but in reality, none of these were available. No restaurant or bar – The only dining option is breakfast in the serving room, and there’s no restaurant or lounge space to relax in. If you want a meal, you have to drive to the village and back, which defeats the purpose of staying at a scenic retreat. The only "bar" is a mini bar in the room, which is not what you expect from a 4-star property. The menu is still in the rooms, but the bar does not exist. Why does the site claim "Kipi Suites offers a lounge where guests can enjoy wines and whiskeys from the wide selection of the cava"? Housekeeping and cleanliness issues – Beds were straightened but not properly made daily (photos attached), the room was not thoroughly cleaned before arrival (I found a used makeup brush on the table), and overall, the upkeep felt more like an Airbnb than a hotel. Room maintenance problems – A flickering light persisted despite staff checking it, and the general condition of the space didn’t reflect the level of service expected from a 4-star stay. This was a disappointing experience, and it ruined our anniversary. If the hotel were upfront about what’s actually available, expectations could be managed and I wouldn't have booked, but as it stands, I wouldn’t recommend it unless updates are made to reflect the real offering.

Hébergement dans le style local avec une pointe de modernité. Cheminées. Balcon. Vue époustouflante. Bon petit déjeuner. Par contre les rideaux de la chambre méritent d'être changés (ils étaient défectueux) et la douche n'est pas bien positionnée pour éviter l'inondation à chaque passage.

A lovely quiet place in zagohoria

My wife and me spent 4 nights at this lovely place. The hosts are most nice and helpful, they gave us good advice about the area. Kipi village is very small and the hotel is on the top of a hill, quite isolated, so you can enjoy nature and the beautiful landscape. There is a nice little tavern 10 min walk from the hotel. Breakfast is very good. This is an excellent basis to tour around Zagohoria region.
