"This is easily the best hotel in Rye, and, in my opinion, one of the best I have had the pleasure of staying at. Like many hotels the food was excellent, the service was excellent the rooms are beautifully decorated and the simple things like having a decent shower or bar are so well catered for. What sets this apart is the vibe of the place, you can feel the history, You can feel the culture that has been created in the team, who really understand customer service. From my first interaction with Harry on reception prior to booking, to checking in and right through every interaction I felt the ten were looking after my wife and I."

"Aside from the kind and helpful staff and fab location, we will sadly never stay here again. The hotel is extremely dated and poorly maintained, breakfast was poor, the swimming pool you have to pay extra for (!) and the car park is a free-for-all and verging on dangerous. The cons far outweigh the pros here unfortunately."

"It’s a beautiful hotel in the very center of Rye, fantastic historical building. Unfortunately, the rooms are not too well maintained. This said, we really enjoyed the stay, the restaurant (great dinner), breakfast was superb. Hotel has a parking on site, which is very rare in Rye."

"Had a great stay at the lookout. Some of the decor is a bit dated in places. But when it was done was done to a very high standard so has worn well. The hotel has benefit of parking which is charged at £10 a day. This compares well to costs of public car parks in Rye. Definitely worth it for the convenience. Room was large and airy and well cleaned. Will be bsck"

"Really nice position above the town within reach of lovely bars and restaurants and tourist attractions. Lovely view from the hotel room and great breakfast that was included. We had a superior room which was very spacious and a lovely bed. Only negative was shower had very poor pressure. All in all nice place and would recommend. We'd definitely stay again. We absolutely loved Rye in general aswell."

"We stayed here on the 19th May ready to talk the shuttle to France. The staff were friendly proffesi and answered any questions. The room was lovely very clean everything you would expect with real comfy beds. The hotel is in the perfect location to walk along the sea front or have a stroll through the gardens at the back. Would highly recommend this hotel and stay again."

"This review isn’t a reflection of the staff, who were friendly and enthusiastic throughout. In fact, I wasn’t planning to leave one until the hotel’s dog policy completely changed my mind. If you want a cheap stay and can tolerate the quirks of a tired 3-star hotel, this place is fine. But if you expect much more, you’ll be disappointed. The biggest issue was the dog charge. When booking, it was advertised as £10 per night, but at check-in we were suddenly told it was £20 per dog, per night. One of our nights cost £68, meaning nearly a 30% surcharge just for bringing a dog. No bed, treats, bowls or extras were provided, and rooms aren’t even serviced daily unless requested, so it felt like pure “guest tax.” After some back and forth they honoured the original £10, but only after insisting it had always been £20. That alone is why this is a 1-star review. Other issues: Lift broken the entire stay on the 3rd floor Champagne ordered for the room never arrived Wonky floors and damaged walls left unattended Broken ceiling light and blocked shower tray The evening entertainment felt awkwardly empty, and while the afternoon tea was good value, the setting didn’t match the experience it was trying to create. The staff were lovely and doing their best. Ultimately, this hotel needs investment and attention from ownership. The staff can only do so much. With the recent BHGroup acquisition, hopefully improvements come soon. But for now, I’d suggest spending that extra £20 elsewhere."
