"Rooms were dirty! Stains all over the carpet. Dead flies all over the windowsill. Locks broken on the windows so couldn’t be opened or closed, just constantly ajar and in a windy area so just a constant whistle. When ordering food starters and mains came together, and the waitress then said you need to tell them when ordering that you wants starters first….. I mean isn’t that the point?!"

"Used as a weekend visit to Guisborough and the surrounding area. The hotel is only a few minutes' drive from the centre of the town, which has an array of street and other car parking. I understand that it is also possible to travel by bus from outside the hotel, but I did not explore this further. The hotel itself has a welcoming beer garden, but there is nothing around it that you might walk to. The hotel has a huge free car park, and the reception we had from Ben was first class. The bar was smart, well-used by locals with a good choice of drinks in comfortable surroundings. Our room was a twin on the first floor. Had all that you would expect at the price point charged. Overall decent value. We ate our evening meals in the restaurant. Good menu with again a reasonably priced choice of meals. Quality decent with good sized portions All in all, a good experience if you are visiting the area."

"No shampoo or shower gel in room asked at reception and he said he would bring some up I'm still waiting. Cups were dirty with old coffee in cup.only 1 towel for 2 people. Staff not helpful at all"

"The room was clean, but the bed wasn’t very comfortable. There wasn’t a way to reach staff from the room without leaving the room to go across to the bar. We did enjoy having a fan in the room to circulate air. We strongly recommend not having a TV in the breakfast area. We and other guests discussed how watching and listening to the news spoiled the experience and peace of dining together. Staff between shifts provided very different levels of service and experience. One group was more warm, inviting, and informative."

"Me and my partner stayed over in the Leven for just one night and were amazed by how gorgeous the room was. It was spotless, the bathroom was spacious and had both a bath and a shower and there was a kettle to make tea or coffee. The bed was incredibly comfortable and it was an overall lovely experience. The only downside was music being played into the night but that’s what you get for staying in a town on a Friday night I suppose so I don’t blame the hotel. The room definitely gave a cottage-y vibe which was nice as it went with the scenic background of Stokesley and the village itself. We would definitely stay here again. "
