We searched for b and bs in Lincoln. We booked a twin room with breakfast to be paid for at property. Money came off bank ac immed. We received conf email but couldn open it. Reported but same happened. On journey down rec phone call saying texts and emails bouncing back and had happened to other guests too. Gave us key code. A notice in bedroom said no longer serving breakfasts. Saw no staff throughout visit. Tried ringing but no answer. Very disappointing. Had to pay for breakfast elsewhere.Upon our return home checked hotel website and under the parking section it advises no longer serving breakfast.

This is a traditional bed and breakfast on one of the major roads leading into Lincoln and seems to be in the main student accommodation area for the nearby university. It is well situated for the city centre and should you have a room at the back there is a view of the cathedral, and, most importantly away from the traffic noise from the road. The actual (single) room was quite small but did have functioning TV, shower and comfortable bed. And a cupboard. The owner called to check on arrival time to make sure she would be there when I arrived - a nice touch on a wet January afternoon. A very traditional, freshly-cooked breakfast. No need to think about eating again for a while. Maybe not a place for an extended stay but a good place for one or two nights.

Central location. I Needed early or late check in due to plans. Owners very accommodating and excellent communication. Room itself well appointed clean and comfortable. Breakfast excellent choice presentation and content. Will definitely stay again when in Lincoln.

A fine stay.

For the third running my wife and I have thoroughly enjoyed our stay, excellent room and comfortable. Filling and comprehensive breakfast included in the booking. The owner also gave us tips on what to see in Lincoln. We’ll recommend the House to colleagues and hopefully be back before next year!

Convenient for getting into town. Can easily walk in about 10 minutes and there is a bus service with a stop close by. However, the Courtyard single room that I booked is too cramped. Nowhere to do any work and thus difficult to use the wifi even to keep up with emails.

An ‘ok’ place to stay

‘All rooms are en-suite’ - apart from room one whereby the loo and shower are down the corridor. Friendly staff and on-street parking, but a wafer thin duvet and no breakfast until 8am, not ideal if you’re leaving early. Comfortable stay, but nothing more.

Fab for a night.

It was a fab place to bed down for a night, very clean, the host was more than happy to help me with my cheeky request to iron my shirt too. Lovely service and breakfast option in the morning was great too although on this occasion I had to decline as I had to leave. Recommend to everyone and anyone.
