The photos that are on the site are old, so apart from the number of beds you matched with the photos, everything left looked nothing like the ad! Dirty room with the smell of mould, stains everywhere on the walls, old painting, old furniture, terrible shared bathroom has no words! Don't stay there, unless you want a terrible experience!

Avoid this place at all cost. The room we were giving was incredibly dirty, there was actually grease on the walls. The shower worked in the evening but not in the morning. We told the owner that the TV wasn't working, he came into the room and wiggled the remote around and then said there was nothing he could do. There is no option for parking. In all honesty I couldn't wait to leave that cesspit and I'll never go back there. Embarrassing.

Its appalling. No sink in the room working. Disgusting place to ever visit and wooden staircase and floor makes horrible noise. Paint work, door frames, doors, sink, furniture. It all looks like being reused/repainted since it was first fitting. I wish I could give zero star to the property. Don't know why it's listed on a decent site like hotels.com. I know it's cheap, but it's pointless when nothing works, and it's like an animal shed. Resident permits parking all around the place, and you can only park at the entrance of the road after 6 pm. All the neighbours around are loud, and throughout the night, you'll hear them shouting. It's not a hotel... simple.

Inside it was shabby and whilst not dirty was very much in need of a paint job. Ive stayed in many such places and I’d rate this one between the poor and fair. No lift. No parking without a permit directly outside (cheap parking (50p for 3 hours, free 7pm-7am) at end of street but not always space). Shower rail, downstairs and along corridor broken but could make it work, towel provided was postage stamp sized - it wouldnt cover you walking from room to shower!!!!!. My sheets/pillow smelled slighlty of tobacco smoke but the room didnt. Its par for the course for this kind of place and location - not the best, but cheap and tolerable for one night.

It serve its purposes but I wont stay there again. I was happy to leave gueat house erlier instead staying till the end of my booking. I wont recommend it to anyone. Avoid.

Bloody awful hovel.
This room was awful, all furniture was broken. Their were stains running down the walls. A sunken floor board. Smelly stained carpet. Bathroom filthy and whole place is a run down hovel. Broken sink tap.

Two Nights of Horror
It’s a nightmare staying in this horrible property call Hotel for two nights. Everything in this building is old, leaking pipe, my light switch off in the middle of the night and you can smell the carpet as if it’s all soaked with water. I regret ever coming here with my family when l was asked to shear a toilet with other people after paying such a huge amount of money for two night. My last night was more terrible when l heard someone shouting and people running up and down at the staircase at about 04:15, when l later asked them what happened, l was told that a pipe burst in the toilets and they tried to sort it.

Our worst experience.
It was wasn’t to the standard,no light in toilet, no drinking water ,smell of sewer in passage, overall we where not happy with this place, we would not recommend to anybody.

everything was disgraceful I am so disappointed that e-bookers could possibly put this terrible property on their list. The picture on website is so deceiving I had to leave the minute I was shown the room climbing 2 flights of stairs with the most horrible dirty carpets, their were carpet moths in the room curtains were hanging off the rails what was supposed to be en-suite was a cupboard with a dirty plastic shower and disgusting toilet we arrived at 10 in the evening we had to look for alterative accommodation which cost us even more I will be looking for reimbursement for both costs. I would be so embarrassed to even say that I actually booked this place. I would advise E-bookers to remove this property from their website. Its disgusting how it can even be listed as somewhere you could stay for a break is beyond me. REMOVE IT ITS A DISGRACE TO ANY TOURISTS COMING TO ENGLAND

I am sure when I booked on line it said there were 2 singles beds and a pull out bed which was what we required as we had a baby of 5 months. I wouldn't have booked otherwise. When we got there we had just 2 single beds. The gentleman gave use a new duvet to put on the floor for the baby. The bathroom facilities were a bit tired. The room was cramped. There wasn't much room between the bed and the wall as you went into the room. It was more a single room than a double. They were very helpful regarding parking.

It looks very cheap and old inside, the room is nothing like the pictures, forniture very old and ugly and you can see that it hasn't been taken care off. I went there to clear my mind and do some writing but I left in like 2h.

Check in was terrible and no apology given. We checked in very tired and wanting to get in the room and I was asked for id, showed a card and was told it had to be photo id as per terms of the booking. I said there was no mention of this anywhere and showed the booking email which was examined at length. I explained I had prepaid and just wanted to check in as at this point I thought I was not going to be able to and I was concerned as the booking was non refundable. We were allowed to check in but no apology. The room was fine apart from the peeling wallpaper on one wall. Next day I was sat on the bed getting ready to check out when a key turns in the lock and a guy comes in the room, says sorry and aaks if I am checking out. Bearing in mind the stay was for myself and a child. Thankfully I was dressed. He did help me with my luggage down tbe stairs. Overall though asour taste to our stay.

This guest house is on the outskirts of Leicester City Centre. There is a good bus service with a bus stop at the end of the street. The guest house was quite basic but clean and comfortable.

Stay @ Campbell's Guest House, Leicester
I really enjoyed the stay and it was great in regards to its overall experience and of course for what I paid to stay there. Staff were excellent especially the man in command called IMRAN he was and is an outstanding guy. IMRAN made me feel at home, in regards the intensity of care and welcome. What a great person. I Will definitely recommend, book and stay in future, if I ever come to Leicester, I know the one place I will be staying and that will be, 'Campbell's Guest House.' The hotel itself only needs to upgrade, newer style furniture, a mini fridge in the room. Other than these tiny amendments the hotel is well equipped, better than the so called 'big names' in the business. I loved it and will recommend it to anyone who is to stay in Leicester.

Arrived met lady sounded like didn't know what were doing. Carpet dirty and coming up. Shower room were a state. Freeview remote had barely any function on TV. Poor Welcome. Uncomfy Pillow (lumpy) Value were cheap but you can certainly understand why. Electric sockets in room only one that you could get to actually worked and others were dangerous.

out of desperation
Out of desperation you may need to stay here. Tiny room with clean sheets but paper-thin walls. Shared bathroom that is adequate. Was awoken at 6am by a loud conversation and no chance to sleep thereafter. There is no reception area. Two guys at a fold-out table look at you warily as you arrive. No on-site presence or security once they leave at 11pm. No-one would expect luxury but really this would only suit business travellers on a buget. Would not bring a family or even my partner here.

Was rather disappointed, first I couldn't get into the place, took about half an hour after trying to ring the number which was on the door for people to check in , I only got in as one of the other guests was coming out!!!! good job it wasn't raining :( The room was ok, the bathroom was ok too but the shower cubicle/screen was filthy, so I gave it a miss, as for sleeping at night that just didn't happen, first there was some kind of alarm beeping every 30 seconds then another one every 2 minutes, then there was a helicopter hovering nearby for about an hour, then people leaving very early in the morning and could hear everything, i was so tired, was glad it was only for 1 night , got my breakfast in town, was handy for what i wanted it for, wont't be back x
