"The place needs some renovations. The floor in our room needs maintenance. The bathtub looks a bit run down. The bathroom door needed to be cleaned, the rest of the room looked clean. We did not eat breakfast there since there was no warm breakfast left by 8:50 AM but there is a great dinner 2 minutes away. I appreciated that there were enough big towels. The staff was friendly."

It's remote -- the town of Claryville is like much of the Catskill mountains -- I was in Phonecia for several days last summer -- in that towns seem to lack a town center or even a substantive grocery store or restaurants. "The property is recently renovated and well appointed. The host was very helpful and made our stay quite easy and comfortable. We were greeted with a nice homemade cake upon arrival and enjoyed an amazing breakfast before departing. The B&B is very convenient for travelers who will be visiting the Bethel Arts Center. It was our first trip to Bethel for a concert. We plan to do it again."

"Very disappointing experience. My daughter almost slipped into the pool because the railing was loose, creating a serious safety hazard. We brought this to the hotel’s attention, but no refund or compensation was offered. There was also very limited seating by the pool, the hallways had a strong odor, and the location did not feel safe. Due to these concerns, we chose not to stay and left the property. I would not recommend this hotel."

"The front hotel staff was completely rude and told us we had to walk ALL THE WAY AROUND the hotel to get to the casino when there was a hallway connecting the 2. My mom had to walk down a hill because he was rude and didn’t even tell us where to go or what direction our room was. I won’t be going back."

"The place is in a beautiful spot but totally run down. The staff does not care about the guests and will do nothing to help. No coffee until like 7:45 if you’re lucky.
