The room was clean and spacious and the staff were helpful and friendly. The breakfast wasn’t great - a small choice of cooked items that had to be ordered the day before. If you didn't want those it was basically toast, jam and a banana.
Very friendly staff, the coffee shop was amazing! Loved the fact that they roast their own beans. Bed was comfy if a bit on firm side. Very quiet at night and very walkable to many things. Breakfast included was delicious with lots of options.
Very good small hotel/guest house for the £. Very walkable to all the sights. Our room was large overlooking the inner courtyard- very nice. Nom was a great host. Breakfast is a choice from 6 hot dishes (3 Thai, 3 Western), all good. Not much choice if you want continental style, only toast. Strong filter coffee on tap and you can buy premium coffee from the small coffee shop in the courtyard. Overall, excellent value for money.

I enjoyed my stay at the hotel.
It is a clean, simple but adequate hotel. It is in a quiet lane but not far from the action.
You order the main dish for your breakfast the night before and it is prepared when you turn up for breakfast. There is juice, coffee, tea, bananas, Thai oranges, bread, butter and jam laid out. Breakfast comes with the excellent/ five star sticky rice mango dessert.
Nom , the proprietor was very polite and gave suggestions on what to see. The staff were all polite.
All in, it was good value. You just have to get used to taking off your footwear on entering the building. Slippers are provided in the bedrooms.
The coffee cafe , Pegasus, does a good dirty coffee.

Staff were lovely and made us a fresh breakfast every day to order. Amazing coffee shop on site with the best flat white I’d had in Chiang mai so far.
The room was spacious and clean, but lacked some natural light. The bed was also on the harder side (though we slept well as it was quiet).
The WiFi also didn’t reach very well to our ground floor room but was manageable. It was much better in the communal area.
Would recommend a stay here as great location and right next to the Sunday walking market.
Charming oasis in the heart of Chaing Mai! Proprietors are devoted to guest comfort and relaxation. Home-made breakfasts are delicious and enjoyed in a beautiful courtyard. Their coffee shop “Pegasus” makes awesome drinks from beans roasted on site! Would stay again in a heartbeat 😊
The owners and staff were absolutely wonderful and made me and the other guests really feel like home. The warm welcome, attention to details, and personal touch were really unique. The location is great -- in the heart of the old city, but quiet and peaceful at night, tucked away in a little alley.

A perfect place to stay in Chiang Mai. Central to temples, markets, coffee shops, and restaurants, all in walking distance. The husband and wife who run the coffee shop and hotel are very friendly and helpful. The patio area is perfect for relaxing with a coffee or eating breakfast. Beds are firm and the area was fairly quiet. The breakfast was very, very good and filling. I would absolutely stay here again.
Host and family were great and helpful. Cozy guestroom and place is neat and clean. Host does the preparation of breakfast while the family offers premium coffee for sale which my hubby enjoy almost every day. A must try coffee from them.
Just a little note that the pressure of the showerhead can be improved.

Everyone was so welcoming and friendly. It's not luxurious in the pompous sense but very clean and comfortable, the rooms are beautiful, all the staff endeavour to make everything run as smoothly as possible and that worked really well. For example, I arrived at the hotel far too early, but because the room was already available and clean, I was allowed to move in right away. The manager also made me extra vegan food for breakfast. That's the nicer kind of luxury. There are all the shops nearby and if you're looking for a really good restaurant for lunch or dinner, you should of course go to ‘So Sood’ just down the road. Just a great stay.
This is was an excellent stay and it is a family run business. It is in the heart of chiang mai. Tons if restaurants, coffee shops and massage clinics near by. The morning breakfast is great and you choose from her menu. She is very accommodating and the husband runs the coffee shop. Great coffee. They have a mango tree and a nice dog too. She can suggest places to see and organize taxis too if you need.

We were made to feel welcome from the time of check in by Nom and her daughter. They were extremely helpful with our questions and went out of their way to ensure we had a perfect stay.
Nom cooks a lovely Thai breakfast according to your tastebuds, rooms are simple but very clean and the front area of the hotel is truly a nice place to escape to, away from the busy streets of old town. The cafe provides well for guests and tranquillity sets in, before venturing out to see another formidable temple. A stay at this hotel is highly recommended.

This place is amazing! It was our first time ever in Thailand and this small quiet family owned hotel cottage was an absolute dream! The family is incredibly friendly and really goes above and beyond to make your stay perfection!
Add on the breakfast! It is a limited menu but all do authentic and fantastic! A perfect way to start off every morning!
Everything is walking distance with a 711 less then 5 minutes away! The AC worked great and everything was so clean! A simple room perfect to sleep and get out and wonder. Do yourself a favor and book this place!
