Overall: Decent enough, but I'll try out a competitor next time I'm in town.
Pros: Bed was comfortable. Could use a pillow upgrade, but the two provided sufficed. Very friendly staff.
Cons: Location provided by app isn't correct. The actual location is not far but it's not accurate, enough to necessitate a bit of wandering.
Swimming pool was under maintenance, a fact that was clearly available to be shared and yet not provided prior to booking. Was offered access to a pool about 2km away.
The hotel wasn't clean. I had multiple times clogged toilet and noone to fix it and I couldn't use the toilet..the ac was too noisy and I have to turn it off and keep the windows open for air..no ceiling fans. The staffs are good..the room not very good. I won't recommend to others.

We LOVED the Bupatara! We came to Chiang Mai for our honeymoon. Our room had a beautiful view of the Old City, the pool down below, and an ancient temple. The bed and pillows were comfortable, the air conditioner worked well, the room had neat woodwork/architectural details like a wooden sliding bathroom door and colorful glass to the shower. In the shower there was a large window with wooden shutters that added such a nice natural feel during shower time. The staff was so kind and helpful. We had our laundry done while we were out for the afternoon and it was taken great care of. The staff helped us book a last minute tour with Chiang Mai Elephant Sanctuary which took stress off of our shoulders. The pool was clean and relaxing after a long day of sight seeing. The neighborhood is very walkable and there is lots of food and coffee shops nearby. The Sunday Walking Street Market is nearby as well and the staff made sure to recommend it to us. Check it out! The largest street market we’ve ever seen. We’d absolutely stay again, and will recommend the Bupatara to any friends and family.
Hôtel sympathique et propre.
Dans le vieux quartier, un peu loin du night bazar (prévoir transport).
Quelques rénovations à prévoir dans les chambres, la deluxe est spacieuse et bénéficie d’un balcon.
Le petit déjeuner n’est pas pratique, il faut cocher ce que l’on veut sur un bout de papier et le donner à la serveuse qui prépare au fur et à mesure, buffet avec toaster serait plus pratique à notre avis.
Le point très positif est la disponibilité et la gentillesse de la patronne qui fait même l’effort de parler un peu français.
Les boissons chaudes sont disponible gratuitement.
Je recommande cet hôtel.
I was having breakfast in the lobby. The doors that go to the pool were open. I noticed 3 huge rats trying to come into the lobby (probably cause they smelt the food). I asked an employee to close the doors. Instead of closing the doors, she decided to get a tray of food and feed the rats -- so i had to listen to the squealing rats fighting over the food right beside me as I eat. I walked up stairs and packed my bags immediately.
Only stayed here to leave our bags to visit an Elephant Sanctuary - was right next to Chiang Mai gate and some nice restaurants nearby, hotel had a nice pool, breakfast was very basic, bad point was the hotel manager accused us of breaking a glass and wanted money for it, although we had only stayed there one night as we were in the Elephant Park the rest of the time,
so we definitely didn't break any glasses
The staff welcomed us very kindly. The room was clean and tidy and very quiet (so we slept very well). There was a separate room with a toilet / shower and a room with a wash basin.
Our fare included breakfast which was simple but good. The room had AC and a TV (with Deutsche Welle).
Our room was cleaned every day. The guesthouse has a little pool which was refreshing after a busy day in town. Hotel staff gave us good advice on what to do on each day and helped us with tour bookings.
For the price we paid, we got a good value for.
Det værelse vi havde var nr. 406 - sikkert det mindste og mest slidte. Badeværelse indeholdte toilet og brus og var meget beskidt, håndvask var på den lille altan som var cirka på 1,5 M2. Det eneste vindue der var i værelset var i døren ud til altan/vasken og det gav næsten ikke noget dagslys da der var blyindfattet ruder i. Der var også fluenet i denne dør.
Sengetøjet blev ikke skiftet, men kun redt i den uge vi opholdte os på stedet, rengøring var ??? Der var skidt/snavs der var groet fast på fliser og andre steder. Vi talte med 2 piger fra Brasilien, de havde ikke noget lys på deres værelse i de 3 dage de boede der. Morgenmaden var rimelig efter thai standard, spejlæg, pølser/skinke, toastbrød, marmelade samt kaffe/the. Jeg spurgte en dag hvorfor de ikke tændte for varmen under vandbadet til æg og pølser eller andet der skulle være lunt.....næ det gør vi først når gæsterne kommer.....det har ikke været tændt de dage hvor vi har været har.....de tændte det straks men der var ingen vand i underskålen....det siger meget om personalets manglende angesement/viden.

Le hall de l'entrée est bien et propre. En arrivant à l'hotel ont ns indique que ce n'est pas le bon hotel, mais sans ns expliquer que c'est un transfert par manque de place. Ns pensions juste que 2 hotels avait le meme nom, ce que le personel ns confirme au début. Ont ns indique la direction oralement et ont ns laisse repartir (GPS donc on re-saisie l'adresse indiquée. 2h30 plus tard (l'adresse n'est pas trés connue des locaux, c'est une petite route et le GPS ne connaissait pas la rue (juste l’hotel dans les PI), ns ns retrouvons finalement au meme endroit epuisé d'avoir cherché. La ont ns explique que ce n'est pas le meme nom et la meme adresse, on décide de rester dans celui-ci et demande à avoir 2 chambres (ns sommes 5) pour la nuit et si besoin on changera de change le lendemain (ns y étions pour 2 nuits). L'hotel n'est pas trés propre dans les parties chambres. Le lendemain ont ns change de chambre. Dans l'une des chambres un carreau est cassé, une lumiere ne fonctionne pas et quand je viens l'indiquer on me dit que c'est connu pas de soucis. J'insiste pour ne pas avoir cette chambre, on ns la change. Dans la notre, c'est le frigo qui ne fonctionnait pas. Quand à la piscine n'y comptait pas, elle est froide, un locataire qui était la depuis une semaine ns a indiqué n'avoir vu personne se baigner depuis qu'il etait la. Il fait 35° depuis plusieurs jours, l'eau doit être à 20°. Impossible de s'y baigner.
This hotel had a wonderful staff and was in a great location. However room 302 had such strong sewer drain smells we moved rooms after two unpleasant days. The second room was much nicer and no odor so appreciated their willingness to give us another room.
The price for the say was very cheap. Hotel is at the very good location. However the room was a bit too tiny, bed was comfortable but the bathroom was disgusting :/ The "fresh" towels were not really clean. Breakfasts were not good. Always the same things: toasts, eggs, sausages, jam...food was usually cold. Just an instant coffee and milk powder instead of real milk. Again the price was very low, so i could say that the conditions were adequate to the money we've paid. However i think I would not stay in that place again.
