Lovely hotel and friendly owner and staff. Excellent breakfast and good choice of food. We stayed for 4 nights. Room was lovely and very comfortable bed. Staff were polite and attentive. A longer walk to the South Bay than we expected.
Lovely place to stay. Owners were extremely nice and welcoming, lots of choices for breakfast. Full English was delicious.
Would definitely book again.

Room was not cleaned on 2 days, breakfast quality was good but service disorganised, was 1st into Breakfast last to be served. Another room was broken into in middle of night, police also had to attend following night. This was my third staying at the Waves, last 2 years excellent but this year was very poor, have cancelled booking for next year. Two other couples who have been staying each year also not booking for next year. A real shame the change from last year
The property is well maintained and very clean , we found the room spacious and comfortable.
The breakfast was excellent with a good choice of items to order.
The host James was very professional and happy to advise on the area .
Close to the cliff lift to the spa, and we found the area nice for walking around Scarborough.
The public transport links are close by , you can easily leave the car parked and enjoy a driving free break.
We would fully recommend the waves for a short or longer break
Emma and Chris are wonderful hosts. Breakfast was delicious and varied, we could walk to several restaurants and the beaches, the neighborhood is quiet (except a few seagulls). The Waves is a lovely place to relax after a busy day exploring this beautiful area. We highly recommend it
Fantastic hosts at this superb, comfortable property. Every possible need is catered for. The breakfast is amazing. The little touches and the quality and condition of the fixtures, fittings, soft furnishings etc really sets this place apart from the crowd. No negatives here at all.
Emma was an amazing host and nothing was too much trouble. The breakfast was really tasty and being able to choose your breakfast items and time to eat in advance was wonderful. The juke box in the guest lounge was also a delight. I would really recommend this.
Before we arrived, Rebecca contacted us to say that due to an issue at The Waves we could stay at The Cordelia. She made us very welcome and even carried our bag upstairs for us. We were very comfortable in our spacious room and it was a pleasure to return to The Cordelia after a busy day sightseeing. The B and B was very quiet, both inside and on the road outside. Breakfast was delicious and served with efficiency by Rebecca. Nothing was too much trouble for her. We are pleased to have found this B and B, in a beautiful, spacious Victorian villa and hope to return
Emma contacted me unprompted to see what time I would be arriving, which was a nice courtesy. Enjoyed a nice slice of homemade cake with my tea upon arrival. Nice touch! My single room was ideal for a solo overnight stay. Comfortable and warm. Excellent breakfast included plenty of tempting options, all served in the spacious breakfast room. I would highly recommend Waves.
I wasn't expecting too much from a B&B in Scarborough, but wow, The Waves really turned that around.
A courtesy call from James prior to arival was a nice touch and he was there to greet us on arrival and sort the parking pass for the locality. We found it was always easy to park practically outside the B&B.
On entering The Waves there was a lovely fragrance and everywhere looked clean and had a modern boutique feel. The Lounge with a free play juke was cool. The bedroom I'd booked was a double en-suite. The matress and bedding were 5* ..the toiletries were probably the best I've ever come across on my travels, quality! Infact when I got home I searched for the hand wash, as I HAD to have some, it's not cheap but I need this in my life! Breakfast is pre-order the evening before which I really like. And breakfast was beautiful, so fresh and it showed. Locally sourced and a great choice of foods. Top notch, really was that good.
I left a pair of sunnies behind and James contacted me to ask if I wanted him to post them to me. The service these guys provide is excellent. Holiday at The Waves and you will not be disappointed! This place has changed my whole outlook on B&B's. Thank You!
We enjoyed our stay everything was perfect for our birthday getaway, could not fault anything really welcoming, we will definitely stay again if we are in the area.
A lovely little guest house, great decor and well thought out. James was so helpful and nothing was too much trouble for him. Only gripe I really had was no towel change, otherwise everything was great. Well sited for the cliff lift too.

Bed was very comfortable but quilt far too thick for summer. Room a little small with small window. No fan provided or air con. Very little room in toilet/wash room, but separate shower
Spotlessly clean, comfortable bed, good breakfast choice and always hot, but room let it down barely enough room to walk round bed, a very small toilet and wash room and an open shower in the corner of the bedroom, after walking up 4 flights of stairs only one chair in room so had to sit on bed, unfortunately wouldn't stay again
Me and the wife had a 2 night stay and everything was absolutely spot on. The room, the breakfast, cleanliness and décoration of the place was very impressive. Chris and Emma really go out the way to make sure you have everything you need without been to intrusive if you know what I mean. Seriously, it would have been difficult to find a fault at all.
Only downside was the seagulls squawking all night as I think it must be nesting season or something, and we needed the window open as it was hot weather, but most of Scarborough were suffering this as well lol.
