The room was very dusty, outdated electrical, phone didn’t work, closet had no hangers, iron don’t work. There was a very bad odor as if it smelled like pee in a corner do the bedroom and the couch
We were on the 2nd floor. Could hear a lot of noise in the hall and from the 3rd floor.

This hotel served it's purpose... we had to stay over night after a family gathering, so all we really needed was a clean bed & quiet. Which we got - but when I checked in, I was informed that it's $12/day parking - in an open lot. I know a lot of places are charging for parking now, but I wondered why when it was a large public lot... they told me it was for the cameras outside... $12/day for cameras in the parking lot. Didn't help much that 2 of the cars in that lot had flat tires... wonder how helpful those cameras are/were for those?
Anyway - Our stay also included a "free breakfast" which amounted to pre-packaged hard boiled eggs, bagels in individual packages (and hard as a rock), yoghurt full of sugar, and an orange... it was very odd.
The property is dated, but clean, and our room was okay... served the purpose... but would I stay there again? Probably not.

If you book through their website you can not stay unless you bring the card you book with. Which is impossible if your employer books the hotel for you while your traveling for work. Then they ask you to re-book using a third party service like Expedia and prepay so the room is available regardless of which card you bring. But, on that platform you can not add parking fees to the booking. It’s $12 a day and I’m here for a while. So even though my company is paying for the room, I am forced to pay for parking in my company vehicle. Of course I can get reimbursed through my work, but it’s all very inconvenient.
Another inconvenience at this location, they only have 2 luggage carts. For all these rooms, they should have so many more than just 2. Imagine missing a flight because you have to make 5 trips for luggage because the hotel doesn’t have any carts available.
Room keycards repetitively loose their programming, and you have to visit the front desk to reprogram them over and over. This is very helpful while loading your vehicle in the early morning for work in a hurry without your luggage cart. (Sarcasm)
Also, breakfast is just snacks. For the price they can do better. And they make you order your snacks the night before.
The room was quiet, spacious and well maintained. There is a full kitchen in the room. The TV was small and not in a location where you can lie in bed and watch it. The front staff was not very helpful and there is a $12 per night additional parking fee.
Good location, but the room was undermined by a persistent musky odor, including on the sheets. Ventilation made little difference. The television displayed a noticeable blue tint and was positioned awkwardly by bedside.
VERY outdated hotel. Smells terrible everywhere. The thermostats in rooms from 1980s if not earlier. This is not what I would pay $230 a night ever again
Laundry was free. Guest have a tendence to leave their clothes in too long, feels like freshmen year at college. Morning breakfast is simple but nice. Kitcehn made making a meal easy and convient including pots and pans, dishes etc.
****WARNING, one side of the building is on the freeway and rail road trakcs. VERY Noisy! Request a room on the parking lot side and you will be happy!***
Is great to stay at Larkspur in Roseville. I felt like home away from home having the kitchen with all the utilities cups and pans and dishes in the laundry service to continue life without skipping a beat.
The Larkspur Landing staff are wonderful. I accidentally booked the wrong room and they waived the transfer fee. They’re one of very few hotels in the area that allow pets and have kitchenette’s. Because I brought my dog, they were able to accommodate my request to be on the first floor near an exit door.
The room was nice and clean. The kitchen was stocked with the basics. The bed... The bed was terrible. It was way too soft. I don’t have a bad back and can pretty much sleep anywhere. But it was so uncomfortable that on the morning of check out I couldn’t wait to get up and go home.
Another notable mention is parking. The hotel charges an additional $12 per night to park on the property with the option to park on the street. I personally don’t feel comfortable leaving my car parked overnight on the street quite a distance from the hotel. For me $12 is not going to make or break the stay but it’s just something worth mentioning.
