its very much as expected. A low cost room, great value. Good communication made easy access easy. The property is very close to the town centre which has plenty of options to eat and drink.

The hotel was easy to find and close to the station. It’s a quiet building and the room was a decent size. Coffee and tea were provided along with a kettle. However we were only provided with one towel despite booking for 2 people. No hand soap provided and the toilet seat was broken. The carpet also felt sticky and unclean, unsure whether it’s the material or just wasn’t cleaned. It’s good for a short term stay.

Not my best stay

There was a poo in the toilet. A hole punched in the bathroom door. The towels and sheets were grubby. TV remote sticky so felt a bit yuk. Host was good and friendly. Buzzed me i and out no problem. Did to be fair offer another room, but i accepted what i had as i was just crashing there.

Quiet accomodation central location

Hosts were very pleasant and helpful. Did not try the continental breakfast so cannot comment on this. Room was in loft space so quite small, shower pressure very poor.walls quite scuffed looked untidy.bath towel had make up on (not mine i hasten to add) pillows very cheap flat and uncomfortable with no protectors on either..little things that need attention..stairs are very steep and top flight no banister quite dangerous.that really does need addressing from a health and safety perspective.

The room was cold - the window left wide open. The quilt was stained. The toilet seat was broken and not secure. The mechanism on the sink outlet was broken. The room smelled of stale tobacco smoke. The television did not show any BBC programmes. There was no butter or milk at breakfast.

In a hurry we have forgotten our university case with the poster for conference. Hotel manager informed that he found the case and we asked him to send to our address in Birmingham with refund of postage. In several days hotel manager informed that he has death in the family and stopped answer the texts or emails. It's sad, but we passed through 4 deaths in our family during several last years and can't understand why this hotel refuses to send us this case with poster, which are very important for our current project. It's the worst event during my very long hotel experience ever. Best regards Dr Vladimir Osipov

Would not stay here again. Shocking.

My stay here was not the best. We were given 1 small towel between the 2 of us. The so called ‘smart TV’ couldn’t play anything but free view. No Netflix YouTube or anything like that. The toilet seat was hanging off and the floors looked as if they haven’t been hoovered in weeks. The water pressure was non existent and kept cutting out. There was also used hotel soap bars left and presented in the bathroom for us, covered in hairs

There was no one to let me in, no staff. I called the number and he let me in remotely. He gave me a keycode to get into my room but there was jo room or front door key there where there should have been. So to go out and come back in I had to call the guy who never showed up once. Furniture is ugle and falling to pieces, walls and carpets very old and stained, no table in my room and the toilet seat was broken and hanging off and almost impossible to use. And no extractor fan in the bathroom; hole just plugged up. Very, very weird place. You don't know if youre secure there or even alone in the building or not. Do not recommend leaving any valuables in the room when going out.

Apartments Masquerading As A Hotel.

On the positive side, the hotel was very convenient for the station, and also very secure. Wifi also seemed strong and stable. However, that's where the positives end. The room was kitted out in the cheapest possible fittings, mostly broken or worn. In some ways, the place seemed clean enough, although it was often difficult to tell the difference between dirt and wear and tear. I opened a drawer to find waste from a previous user, including an opened jam jar! The room was unbearably warm when I first entered, even though the window was open. It was the warmest day of the year so far, and it was only after some time that I realised that the radiator had been left on at full setting. Hardly eco-friendly, never mind comfortable. No toilet roll holder, no plug in sink, no way to switch bedside lights on or off from the bed... I could go on. Free breakfast was minimal. This place is set up to be short term apartments, not a hotel. It should be priced accordingly. Consequently, it's poor value for money.

Clean, comfy and modern room & excellent location

I arrived by train, the hotel is only a 5 minute walk from Preston station. Check in is done over the phone and was very easy. You ring the owner who lets you in, takes you through the steps and you have fobs to let you in and out for the rest of the stay. The room itself was clean, modern, comfy and had the facilities you’d expect like tea and coffee, TV and a bathroom with walk in shower. The bed was very comfy. Because it was very warm there was a fan in the room and bottled water. There was a continental breakfast included, you help yourself to croissants, toast, juice, etc. The kitchen was fully equipped with an oven and hob so you could cook your own food. The only negatives I have were with the bathroom which had a loose toilet seat, a light which occasionally flickered and a long hair in the sink when I arrived (definitely not mine.) Also there was some road noise but I am a light sleeper so brought ear plugs to block it out. The bathroom issues are minor things which could easily be sorted and have not put me off staying again which I definitely would. The location was perfect. I went to the Ribble steam railway which is a leisurely 35-40 minute walk along the river or 20 minutes on a nearby bus. There’s a convenience shop over the road and an Aldi in the town centre should you need anything.
Double bed, TV and tea & coffee makin facilities.
Sash window for ventilation and blackout blinds.
Nearby river walks.
