Incredible staff made this lovely guest house exceptional. We stayed with our two girls for two nights, but could have happily stayed for a lot longer. The team spent time getting to know us and were brilliant with our children, going above and beyond to help out at breakfast time. Breakfast was EXCELLENT! Top quality food, cooked beautifully - we really hope to be back. There is lots to do in Lynmouth - we didn't have enough time to explore everything. The place is in perfect positioning to get to shops, pubs, beach and playground over the road - you can hear the river outside the family room which we were in, which was lovely.
Lovely inn very near the water’s edge. The West Lyn and East Lyn rivers join together just outside the front door and both spill into the Atlantic less than a five-minute walk away.
The room was spacious, clean, modern and had a wonderful shower tub combo with a fun n spacious design. Water pressure throughout was perfect as was the water temp. Purified drinking water and a touch of sherry provided at no extra cost. The breakfast, served 7:30 to 9:30 was delicious and there were plenty of breakfast choices…all included in the price of the booking. My husband ordered an English breakfast while I ordered and enjoyed smoked salmon on buttered multi-grain toast along with two fried eggs. PLUS cold cereals, yogurt, whole and cut up fresh fruit, juices, teas, and coffee. All served with a smile!!
Fantastic central location, step outside the door and straight to the shops and pubs. 1st class service throughout with nothing too much trouble with an amazing breakfast to set you up for the day. Comfortable bed, even had air conditioning. Off road parking is definitely a bonus.
A fabulous guest house and perfect for our one night stop-over. I went for the cheapest room they had, but it was still luxurious. Loads of extra details, huge bathroom and very comfy bed.
Service from front desk and breakfast room was impeccable.

The Lyn Valley Guest House is a fantastic place to stay.
On arrival we were shown around and I immediately asked if we could stay another night. Unfortunately, this was not possible as understandably I would imagine this guest house is always fully booked.
I can say without exception this is the cleanest Guest House I have ever stayed in.
The breakfast was awesome and included in the price.
We will definatley be coming back for a longer stay at some point.
We arrived here having walked the SW path from Porlock Weir. Our greeting was wonderful, friendly and very helpful. We were offered a pack lunch service for the next day which was perfect for our needs. I was even given a blister plaster when I happened to mention my foot was sore. We were also given recommendations on where to eat in the evening.
We were shown to our room by another really lovely member of staff.
Our room was was beautiful and had a nice view of the river.
The next morning was Easter Sunday, when we went down for breakfast there were medium sized Easter eggs for all the guests which was really lovely and a nice surprise.
Breakfast was delicious and our pack lunches were ready for us.
I cannot recommend this guest house highly enough, if we come to Lynmouth again I would definitely stay here again. Perfect.
Excellent place to stay, run by two lovely ladies. Our room was absolutely spotless as was the rest of accommodation and the breakfast was great with a varied choice and well cooked food. Highly recommend staying here.
My Partner and I stayed at the Lyn guest house and we can’t rate it it highly enough. Welcoming staff, perfect location, amazing rooms and a delicious breakfast. If you planning to stay in Lynmouth you will not be disappointed and I will definitely be booking a longer stay my next trip. 10/10
The family suite was brilliant- perfect for our stay and Laura very welcoming on arrival.
We had a great view from our room of the river from one side and the town/ sea-front from the other.

The guest house is located pefectly right next to the bridge and the river and within a very short walk from shops/restaurants. The hosts were warm and lovely and the room was clean. Breakfast was fantastic. We really loved staying there. We would definitely stay there again.
We have just spent 2 nights in the Lyn Valley guest house - we had stayed 12 years ago and loved it. This trip didn't disappoint - the rooms are spacious and clean. The towels are soft, lovely toiletries provided and even a complimentary sherry. The breakfasts were delicious and the staff extremely friendly. Staff incredibly welcoming and friendly. Top tips for dining out. They offered us parking onsite from 9am on arrival day so we could go off on a coastal walk. Room 11 very spacious. Large pump toiletry bottles rather than fiddly little ones. Very covid secure. Great tasting breakfast and service. Perfect location with tables set by river.
Amazing location and incredibly attentive staff. Both the receptionist and breakfast manager couldn’t have done more for us.

A very well situated property in the heart of Lynmouth. Dedicated guest parking is a bonus. Check in was a breeze and the receptionist was bright and cheerful. The room was spacious with an equally spacious bathroom. Shutter or blinds would have helped with privacy given the position on the main Street. The bed was comfortable and clean. Breakfast was a mixed affair, as the food was good but the service was slow and orders were mixed or missed. One may have expected more character given the nature of the property and Lynmouth itself, and so it’s 80’s feel was a little incongruous. The honesty bar didn’t feel that honest when 2 shorts and mixers cost £14. The Ritz it ain’t. Overall a nice hotel, just don’t expect more than the standard fayre.
and the guest house was very well situated.the only fault was the stairs and no lift but even then the staff helped us with our luggage so overall could not fault it
