"A great little hotel, the whole property including the staff were very warm and inviting. It was relaxing and you’re made to feel like a local. The food was delicious and if you want a snack I would highly recommend the pickled onion rings with warm honey…. Amazing!!"

"Charming B&B excellent accommodation great spot easy walk into Woodhallspa. Breakfast was superb. Staff and owners could not be more helpful. Plenty of parking, nice areas to sit and relax in and out of rooms. Immaculately clean. Good spot from which to walk cycle and tour. Quiet but not remote. In room refreshments aplenty and generous bathroom consumables including towels. Room airy, air con perfect given heatwave we encountered, shower big powerful and very nice. Bed huge and super comfy....

"The hotel was clean but basic. The staff were very helpful and friendly. This is a good place to stay if you're on a budget and don't worry about the frills. It's a little tired but that is easy to forgive at this price. It's close to the centre and so very convenient for anyone working in, or vising Boston. There is an Indian restaurant on site which is worth visiting, and a public bar so if you're visiting friends it there is a good place to meet. As I say it ain't the Ritz but its certainly...

"Homely and welcoming accomodation in remote part of Lincolnshire. Food is only served to b and b guests, and bar is only open in evening. Perfect for visiting places such as Tattershall and Woodhall Spa"

"What an apartment! I was so worried about coming here! My husband was admitted to hospital while on holiday and this was the only affordable place I could find, I thought for the price it would be a dump but how shocked was I? It was amazing, so clean and so big. It is located right in the centre and surrounded by shops and cafes. We’ve had the best stay in the worst circumstances and I would 100% recommend! Me and my son felt safe due to the locked gate then locked outside door!"

"Different experience traveling from the US- shared bathroom, check-in at the bar in the adjacent restaurant, modestly lit path along the side of the building to the hallway door that led to the rooms."

"Lovely place to stay. Easy Nd straightforward check-in and check-put, very friendly and helpful staff, and great room/location. The only reason why I've given 4 stars is because the bed was too firm for me. We would stay again however."

"The property was clean and tidy and couldn't be faulted. The problem was with their check in procedure. Phone a number which took nearly 20 minutes to get answered requiring repeated redialling. After getting the key to the room, it turned out the wrong key had been put in the keysafe box.....so... another phone call to their help desk, this time taking 25 minutes to eventually get answered. Once that was finally sorted out, all in all over 45 minutes, i ended up being late for my appointment...

"I was really awful experience, they just at the bar reception for check in. Then after we through, we only there in a building. When we reached they just help to open a room, and disappeared. At the entry in a room we realised the bathroom door handle is already broken, and in 30 degree hot weather, we are not able to open a windows, as it was sealed. They left an emergency contact number, no one picking the phone. I left down to the bar/reception, no one there. We want to ask to order a food...

"The code for the wasn’t sent to me, but a phone call fixed that. There are no staff so everything is done by phone or message. Car park is nearby and reasonable. The room was fine with a good shower although it smelt as if someone had been smoking on the landing (not the room) Breakfast is very basic, toast, yoghurt Nescafé and cereals. But that was ok. It’s fine for two nights but I wouldn’t have wanted to stay for a lot longer. Good value overall if basic. "
