This hotel is truly a gem. I can’t believe how nice it was and in a great location in Kyoto. Super clean, great beds, and great service all around for a crazy cheap price. Highly recommend, best place we stayed in Japan.

hotel was more backpack or hostel. room was clean and very basic, no place to put bags/luggage. staff were friendly and tried to be helpful but uaually not...i.e. would not call taxi. taxi drivers had difficulty finding for drop off. English only via translation app.
Location great but should provide more detailed directions to hotel from train station, because even google map was confused about left or right, through all the laneways! Very good service and provision of clean towels etc, but room a bit small. Would be good if an iron was available.
This place was great. Th only suggestion for prospective customers especially from countries where smoking in hotel rooms is not ok is to make sure that they do not book a smokers room by accident.
Everything was clean and comfortable for such a low price. The room was small, but what can one expect in Japan. The staff made extra effort to get a taxi for us after we checked out.
Check in is automated / self check in so it is quick process but could be messy as I didn’t receive the room number, passcode, etc. had to call the reception guys sitting somewhere in Kyoto using the mobile phone available in the reception desk. Other than that hotel room and stay and good and convenient.
Location difficult to find without gps on your phone with data. Hotel was nice, but never received check in code so couldn't get in to the building without calling. Room was large for Japanese standards. No frills, 2 blocks from bus station. Not much in the area, but a 30 minute walk from everything that matters.
What I liked: rooms were comfortable and clean, the site had complementary washers and dryers, staff was friendly
What I didn’t like: staff was hard to find, never received an email with the code to get into the building so I had to use the help line.
Overall I would stay here again, the area is nice and it was a good hotel

Promised items were not provided. The listing in Expedia wasn’t up-to-date as told by receptionist. So what you see is not what you get. The address listed on Expedia isn’t easily searchable on Google maps - easy to get lost.

Horrible Check-in
We got very upset because we came to this hotel at 23.30 and we waited until 01.00 a.m. to make checkin. (1hours 30 minutes) . Horrible. There is nobody at the reception for this reason we didn't enter to the hotel. The phone outside nobody answere for a longtime then a guy opened the phone but he was not serious and as we were very tired we waited too much for checkin. be carefull to choose this hotel outside the recepitiom hours. You can be stay out of the hotel.
So bad experience, I didn’t receive any email before I arrived and there was no one at the front office. I have tried to call them for 30 mins and there was no one answering the phone. Finally they answered the phone to let me check in. There was a couple coming after me and they happened the same thing, they tried calling them for an hour, NO ONE ANSWERED THE PHONE.
Very nice modern hotel, with some minor negatives.
Quite new hotel. Nicely appointed room. Unlike some of the Grand Japaning hotels in Kyoto, this one has a receptionist there every day -- from 1:00 PM to 10:00 PM. That's good because we never received the email that we were supposed to receive from the hotel's owners that gave us an entry code to get into the lobby to register. Nice that they have free washers and dryers and even free laundry detergent to use in the machine. Negatives: Directions for washer and dryer are only in Japanese; fortunately the receptionist speaks fluent English and was able to help us push the right buttons. Also, the dryer takes a very long time to dry clothes -- took about 1.5 hours to dry my load which included blue jeans. Rooms are quite small -- not much room to lay out suitcases. But there is lots of room under the wester-style beds to store luggage. Bathroom was adequate size, including a full-size sink, unlike some of the Grand Japaning hotels in Kyoto. Despite the minor negatives, I would stay here again.
No-staff model not easy to work through and NOT mentioned on the booking site or in confirmation docs. I never received the email with check-in information, a problem I’ve read in other reviews also. It was also necessary to contact (via the “help” phone outside the front entrance - which only connected to someone at a remote location) to get housekeeping performed. It turns our housekeeping is only done every 3rd day, which is acceptable if you are expecting it - but they don’t say which day it will be. In my case, housekeeping was only done twice in 9 days and included getting fresh towels. Not good. The place was good but the advance and ongoing communications were really inadequate.
This is a brand new hotel, location not easy to find(in a small lane), advise guests to ask staff at subway station for direction to get there. There was some hiccups upon chk-in due to high occupancy n that resulted in us not receiving the code via our email. However, there are staff there till 9pm to assist you through the chk-in. The reason we choose this Japaning hotel is becuz on its official site, it said tt it provides a Handy smartphone for guest to bring it out with you. This will ease language barrier for us to find our way using this Handy. However, to our disappointment, it wasn’t provided at all aft speaking long to someone on the phone even with our request to “borrow” one fm other Japaning hotels chain as we ve excluded data router for our trip becuz of supposed “Handy”. We didn’t find the staff helpful as there are plentiful of Japaning Hotels throughout Kyoto and for the rest of days in Kyoto, we tried hard to find our way around! Nevertheless, we must say tt the staff at the counter are genuinely helpful, trying to guide us the way to our sightseeing spots. We like their sincerity and this makes our trip pleasant. Laundry is free n this is a great plus point for travelers. I would recommend this hotel.
