Absolutely wonderful and authentic, the host taught us so much about local history and the room was cute! Also close to the square with drinks and good food. Would 100% come again
One of a kind property that defies categorization. Worked out very well for us as a couple traveling with our dog. Owners were friendly and flexible. Antiques and knickknacks throughout the property as well as steep stairs make it not particularly kid-friendly. Can walk to restaurants and park nearby.

Loved all the history and tour at check in. Restaurants and shops within walking distance and quaint main street area. Bed was very comfortable and slept great.
Building needs some repairs and upkeep but it was built in the 1880's and this was part of the charm for us.
The host was very enthusiastic about showing the place and very cooperative making sure the booking went well. All the amenities you might need were available, a lovely deck out back and a pleasant walk to local shops and a few restaurants and bars. I would love to stay again if the opportunity comes up again.
The owners were excellent! They know so much about the area and are full of wonderful stories. Would love to hear more of them sometime. My dog and I stayed one night and had everything we needed. Bed was very comfortable, and it was a nice quiet location with plenty of grassy areas to walk my dog around. Really nice to have the full fridge and freezer available in the separate full kitchen to store my food items. A lot of interesting memorabilia and photos in the house as well.
A few things to note that Expedia does not tell you: this is a cash only location. Luckily I had enough to cover my one night, but it is something I wish had been listed. The owners are not onsite as this is not a B&B, and not a regular hotel. They answered the phone immediately and are only a few blocks away so can be there very quickly, so calling ahead by a few minutes will ensure someone is there when you arrive. I didn't know this until I was already there, so it would have been helpful to know.
Note there are steep, somewhat narrow steps up to the rooms, so if you can pack an overnight bag it will be easier than carrying luggage up and down those stairs. Room does have a window AC unit and fan, but I still got warm overnight. Main thermostat is set at 76, so a bit warm for my tastes, but since it was late September it wasn't awful with the fan and window unit. Summer may be a different story, so fair warning for those who don't like it overly warm, you may struggle with that.
The museum was quite interesting (the James gang, indeed!) and the volunteers friendly and helpful. I enjoyed the history of the place, and the room was quite comfortable.
The inn was so unique and had such amazing history. Frank was the sweetest and so nice about us coming in later. When we came he showed us around and told us all about Smithville’s history and some of the artifacts there. Can’t wait to come again!
