We stayed at Holly House in Beaconsfield for a short break with our dog. There were some positives, but also several areas that could be improved.
On the plus side, the property is genuinely dog-friendly, which we really appreciated. Our dog was able to roam freely, making the stay more relaxed. Breakfast itself was lovely, and the owner shared helpful local tips, including recommending the Red Lion pub about 10 minutes away, which we enjoyed.
However, the experience felt more like staying in a private home than a traditional B&B or hotel, which may not suit everyone. The décor is dated (“nan’s house” style) with a musty smell throughout. While generally clean, it wasn’t to hotel/B&B standard, with cobwebs behind furniture and skirting boards not fully clean. The room wasn’t made daily.
Practical issues included no coat hooks, limited bedside plug sockets, a small travel kettle with minimal tea/coffee, no fridge, and a very small, tablet-sized TV. Temperature control was difficult: there’s no room thermostat and heating only seemed to be on when the owner was home. We returned from a December dog walk to a freezing room and had to shower to warm up. The breakfast room was also cold. WiFi was very poor and network details weren’t explained.
There were maintenance and access concerns: the door key often stuck, we couldn’t contact the owner on arrival, and no name or contact

Small B&B run by Dee who is absolutely wonderful and works non-stop to make your stay a pleasurable one. The breakfast is excellent and the garden is beautiful with many different areas to discover as you explore.

We had an amazing stay at the Holly House! Ms. Birchell was a delightful host and it is clear she put a lot of love into this place! Her Garden is absolutely stunning too!
After a long drive down from Co Durham we were welcomed warmly by Dee with tea and cake.My husband doesnt drink tea or coffee so was offered elderflower cordial which he said was the best he's ever had, it may well have spoiled him for any other now. We had a lovely chat with Dee about gardens, local places to visit etc and then shown to our room. We had the en suite double overlooking the garden. The bed was extremely comfortable. There was ample storage. The shower was excellent, the bathroom was very up to date.
The breakfast the next and following days were spot on. Plenty of choice, all well cooked and more toast and tea was offered.
The wifi is good also
Behind the house is a vast garden. It doesnt look huge because of its thoughtful layout, but it just keeps going. The garden features in an open garden event in August and we were chuffed to get a look in before the crowds.
We are now trying to come up with reasons to re visit. We will be back.

Great breakfasts
Dee was a wonderful hostess. Her breakfasts were great. So much choice. A few little tweaks would have improved things for us. The bathroom folding door didn’t close properly as there was no handle. The weather was very hot and a fan would have helped us sleep. Guest need to be aware that there are not enough parking spaces when all rooms are occupied but we were able to park at the village hall opposite.
A lovely room and a magnificent garden. Dee the host was a delight. For those who like a couple of pints with their evening meal the local pub is within easy walking distance and they have a lovely menu, a wide range of decent beers and friendly efficient staff. Intend to stay again sometime in the not too distant future.
Pretty house in a quiet village on the edge of the Ashdown Forest with a wonderful garden. Host Dee was very welcoming and always happy to answer any questions. Excellent, hearty breakfast with lots of choice. Easy access to several National Trusts properties/gardens.
What a wonderful B&B. The welcome, the former farmhouse itself, the comfortable room & the extraordinary variety at breakfast were all impeccable. Seconds from the bus stops to/from Haywards Heath Station with express links to Brighton, LGW and London. Superb & would definitely stay again.
A comfortable and peaceful property with breakfast: homemade jams, marmalade, fruits and individually cooked. A thoughtful host and beautiful garden in the heart of Sussex countryside, five minutes' drive from a historic village pub which serves excellent food and wine and is also popular with locals. Very handy for the many houses, castles and gardens open to the public in Sussex. Perfect for us to escape the noise and crowds of the seaside towns after days sightseeing and visiting friends. Good for woodland walks with or without dogs. A lovely week's break.
A wonderful B&B treated like a good hotel. Mrs. Landlady was extremely kind, supportive and knowledgeable of her surroundings. We got many choices of interesting outings. Nice home cooked breakfast and gluten-free wasn’t a problem. The room was adorable and so the bathroom. The garden access was great and was more a park.
Her place truly felt like staying in a home, very quaint and quiet. Such a beautiful old house filled with history, and make sure you walk through her amazing gardens!
