"My Wife and I stayed for one night only with an Afternoon Tea booked for 2pm that day. Despite us arriving and a notifying staff of our presence at 12.45pm our Afternoon Tea did not arrive until 2.30pm. Apparently the kitchen staff were "very busy". When it did arrive, other than the scones and jam/cream, the Afternoon Tea was very basic with limited sandwiches and and an assorted selection of cheesecake only. "The hotel is fantastic. Perfect beachfront location, really lovely decor. We upgraded and our room had air con and a balcony and was lovely and quiet. If I had one issue with the room it was that the shower - which was huge so promised great things! - was a bit feeble and not that hot. It was a shame because the rooms were decorated to a really high standard as was the bathroom. Also if you have a big car (I don’t) be mindful that the garage space for parking is TINY and will require some expert...

"Fantastic view of Brighton seafront & pier. Breakfast was reasonable amount. Staff were all friendly & happy. Outdoor space overlooking seafront so did get busy. Ideal location for bus stop with connection to the station & other parts of Sussex. Brighton Pavillion & Lanes about 10 min easy walk. There is a popular nightly club in the basement which could put people off but we didnt find it too noisy on the 2nd floor with window closed. Our window was above front door so heard faint...

"Check in is online and painful including the need to upload ID for all guests, and installing the app. The hotel and room PIN Is sent ahead of time and works well. The room is functional and comfortable, everything you need for a stay. Bathroom well appointed with a great shower. Breakfast in the cafe next door with good menu choices. On site staff super helpful, even though it is all supposed to be online. Parking in Brighton is difficult and expensive so see if you can sort it out before you...

"The location to the sea, the bus and coffee shops all worked in our favor. And the breakfast!!! Delicious with hreat variety. The staff was helpful with cabs, questions and safeguarding our bags after check out. Highly recommended location."
