This is a nice budget option with clean rooms and nice staff in a nice area in the old city. I arrived early and I was able to check in. I left early in the morning and they offered a to go breakfast which was very thoughtful. The negatives were a pretty hard bed and a very cold swimming pool. But I would still recommend it.

A really nice place in the old town. We can highly recommend to others. We are a family with 3 younger kids. Quiet hotel, nice helpful staff. The breakfast is a bit expensive compared to the offering, but there are other good places close by. The pool area is a bit close to the road, and maybe not as idyllic as on the picture, but all the other positive things outweighs that. We will for sure stay here again if we come back to Chiang Mai 👌
Wonderful hotel. Great location, lots of things to do and to eat around area within walking distance. (Sunday night market is a must see). Also easy to get bike or car for travel. Communication with hotel was exceptional and check in and check out were seamless. Staff was kind and helpful. Hotel grounds feels like you are in a jungle area. Calm and quiet. Pool is small but nice. Coffee shop located on site. Breakfast was good. We booked a room and it had no hot water. Contacted the front desk and online support. While we on a tour, they packed up our room and upgraded us to a new room. Was worried with the move without us there but they used bags to pace our stuff in for each access. Would definitely stay here again.
We had a fantastic experience at this hotel. The staff were incredibly friendly and helpful, always ready to assist with a smile. The room was clean, spacious, and comfortable — perfect for relaxing after a day of exploring.
One of the best things about this place is its location. Situated right in the old town, we were able to walk to several beautiful temples and enjoy a self-guided temple tour. There are also plenty of great cafés and restaurants nearby, which made dining out super convenient.
Highly recommended for anyone looking to stay in a charming, central spot with warm hospitality!
Rooms were amazing. Breakfast wast fresh and delicious
Staff was warm and welcoming
First trip to chiang mai and I will be staying here when I return in December with my 4 kiddos:)
Thank you Pha Thai House staff!!!!
A lovely hotel well in keeping with the "Old Town" it is located in. Very nice rooms, ours had a small balcony, a nice sized hotel - not too big. Very helpful staff. They only serve breakfast here but not an issue as there are numerous places to eat nearby (and easily walkable). The pool was nice but is located at the front by the small road the hotel is on but wasn't a problem as there wssn't much traffic.
I enjoyed my stay at Pha Thai, I liked the common zone with all the flowers and green around. Staff were nice and polite and the breakfast was a delicious

The property was great with an open concept. Staff was helpful and breakfast was really good, but it was not included, only available. They need to be careful with however they clean the pool though, it felt like there was too much chemicals in it.
We absolutely loved our stay at Pha Thai. From the moment we arrived a bit early to check out the staff were so helpful. Our room was amazing - well worth paying a bit more for the mountain view (when it wasn't raining and covered in cloud) bed comfy, shower excellent, fridge and hairdryer all provided.
It was a great location in the old town, near enough to most key sites and restaurants etc. Also given that it was very quiet too.
Breakfast was a good choice of fruits cake bread yoghurt & cooked meats so plenty for everyone.
I was particularly impressed with the eco friendly aspect - they are one of the very few hotels that leave a sign about reusing towels and actually following it. Plus they provided free water bottle fill up in the lobby saving loads of plastic bottles. Well done 👏 ✔️
Lovely traditional hotel in a great location. Just as the pictures show and breakfast was good.
Staff went above and beyond for us when we were struggling to get a taxi to the train station, going out on the street in the pouring rain to find us one-thank you!
Despite being in the heart of the old city, it was very quiet in the rooms meaning a good night’s rest after a day of exploring. It’s a great location to walk around the centre of Chiang Mai and find the many restaurants, shops and workspaces etc, it’s also on most tour operator’s list of places they pick up from or if it isn’t, it’s very near other pick up points. Good value for money too!
We stayed here for a few days on our family trip to Chiang Mai. It was a great location, being able to step out the front and enjoy vendors, shopping, restaurants, and several Wats. And the atmosphere of the hotel was wonderful! The outside was truly brought inside.
It was very special memory for me staying this hotel. Hotel is almost like gardern and very quite. All staff were very kind and dishes was also very tasty and fresh. Old fashioned futniture and facilities generally but these things make the hotel very classic and romantic. I absolutely would like to stay again.
Beautiful interesting colonial style hotel with lots of buildings raised on columns. Lots of wood facades, presumed Teak .
Excellent breakfast at small additional cost. Plenty of extra seating in quiet areas. Small pool is adequate to cool off but not much space to sit around it.
I would use again if there.
i chose this place based on reviews. however, when i arrived, it was less than. initially booked 3 nights, checked out after 1 night and forfeited my money for the remaining 2 nights. the room itself was spacious, but extremely dated. the room and property are very dark and dingy. the bathroom needs a reno, i didn’t even bother to shower here as there was a sewer smell emitting from the bathroom. they still have a traditional key to which they require a 500 baht cash deposit. my door didn’t have a doorknob, only a deadbolt - didn’t like that. there is no front desk or security after 9pm, felt unsafe as a female solo traveller with no other security barriers. anyone can essentially just walk in and wander the building. i noticed the ceiling tile above my unit door was missing - raised concerns for me. there is no elevator. the bed was solid. there is a water fill station in the lobby. the AC worked fine. walkable to plenty of shops and cafes, laundry, restaurants. the pool is ground level which is strange. the staff were friendly. overall, at $100CAD/night - not worth it for me.
Staff were super lovely. Pleasantly surprised by how spacious the rooms were, and the hotel was a lovely oasis in the middle of the bustling old city. Would highly recommend, and if I find myself in Chiang Mai again, I would not hesitate in booking this hotel again- a perfect stay!
Heritage guesthouse inside the old city, great poo
We had a family room which was comfortable for our family of 4. Location was ok in the old city, not many restaurants etc that close though. We loved the pool. Staff were very kind when they found my daughter’s bag with phone keeping it safe until we returned- thankyou. The safe was locked in the room so we couldn’t use it. It was also not secured. They requested 500 Thai baht for a room key deposit
