Thanks for the review and for pointing out the positives as well as a couple of negatives. Most guests love our largest room even when they have it to themselves. If all the beds are used it is generally a family who are happy to be sharing the bathroom. It makes for a reasonably priced stay for families on a budget. A mattress is always such a personal choice. That bed and mattress are just under 4 years old, with a mattress topper that we've never had any complaints about. Spiders are useful in some ways to catch the sandflies, even so, we tend to clean away the webs once a week. We are in Arthur's Pass, not Franz Josef. There are plenty of shorter walks to suit all abilities. Plus, the local restaurant is finally reopening again in the next few weeks.Thanks for staying, Pete and Fi

Two sides to each story. You phoned at 11am the day before to cancel your booking. Our very generous cancellation policy is 72 hours notice, which you didn't meet unfortunately. At the time you didn't give a reason for your cancellation. We found out later you advised Expedia (Hotels.com) it was because of a road closure. Expedia phoned us and we explained to them how you had contacted us, but it was outside our 72 hr free cancellation policy. We did not tell Expedia you were a no show. Expedia had already charged you the full amount at that stage and sent Virtual CC details for us to charge. Getting Expedia to waive their commission after that stage would have been impossible. The road was closed overnight from 11pm and reopened the next day at around 8.30am, so that didn't affect your travel. To be honest, had you booked direct with us, it would have been easier to offer a partial refund. As it turned out we did manage to rebook the room for the 2nd night. So if you happen to be in Arthur's Pass again, please contact us and we will offer you a healthy discount.Thanks, Pete and Fi
